I know they can vary to very modest to elaborate. But just your basic, any idea? My MIL needs a place to live, we thought this might be a good alternative for her own space.

Well, I just heard that FEMA paid someone $1.69 for their trailer in Punta Gorda, Florida.

So, I guess you can use that as a starting point.

My husband I looked at them about 10 years ago and I remember a doublewide would range from 30,000-50,000. The lot fees were around 100-200 per month.
We decided at that time to rent an apt instead because everyone kept telling us they were not a good investment and we wouldn't be able to resell it, only rent it out.

Well apparently the resale prices stink. My father is selling his trailer. His is two bedrooms (one at each end) with the living/kitchen area in the middle. He didn't live in it year round because the trailer park didn't allow that. Mostly he used it for summer trips to the ocean and fishing (it is in Delaware). It sleeps six. He bought it brand new off the lot in 1998 for $22000 and now will be lucky to get $6000 for it. If you mil finds a used in good condition, she could get a good bargain. I don't know about lot rentals but I know my dad pays nearly $350 each month and cannot stay there from Nov-Feb. If you mean to put the trailer on your own property, you need to check with your county to be sure there aren't ordinances against such. I know we can't do that here where I live.

I rent a trailor and it's very reasonable to rent per month, not sure about buying

I would do some research on mobile home parks first. Are there any in the area she would like to be? Perhaps an over 55 yrs type of park? Investigate the same as any other neighborhood. Then speak to the manager and find out if any homes are for sale, Often the manager or owner of the park acts as a real estate agent. Obviously if she is able to find a used home, her initial cost will be lower and since she would be living in it, how important is the resale value to her?
I lived in a mobile home for the first 5 yrs of marriage and liked it. Had a nice modern home, family park, some rules to consider, but no worse than a condo.
Hope she finds something that suits her.
