What is the advantage of having multiple small contracts ?

I wish we had bought several smaller contracts spread out between 3 resorts. Most of our points are at SSR, and we like that for the extra 12 years, but I wish we had about 100-150 OKW points and 100-150 BWV in addition to those--the OKW points so we could get those low-points grand villas sometimes, and the BWV points so we could book standard view rooms there during F&W sometimes.

what does advantage of having multiple contracts ? We finally decided to give in and bought in with the DVC for 180 points at SSR. Wouldn't it be more contracts more maintenance fee. Right now 180 is perfect for us. There 2 of us and we take vacation that falls on the low season for DVC which we thought 60 a trip would be perfect x3. Am I thinking wrong here ? Or have I missed anything important ?
 
Smaller contracts are a lot easier to sell and having a variety of resorts gives you flexibility in making reservations at the 11 month mark at your choice of resort (especially by using banking and borrowing stategies).

To buy in with Disney, you had to buy 150 points anyway. I wouldn't call your 180 point contract big in any way. But if you had bought 150 and a 30 point add-on, that would have given you more of an ability to sell off part of it in the future. Now if you wanted to sell, it's 180 points or nothing.

More contracts doesn't equal more maintenance fees. Maintenance fees are based on the toal number of points owned, not contracts. Of course if the points were held at a resort that had a higher per point maintenance fee structure, then it would be more.

can you explain "the flexibility" part. does that mean I will be turn down occasionally and not be able to book anything :sad:

No. All it means is that you wouldn't have to wait until 7 months to book at a non home resort.

If you own 50 points at the BWV for example. You could bank year one, borrow year three and go in year two for a 150 point trip that you could book at 11 months.

Many owners do the bank and borrow thing at multiple resorts to stretch their smaller contracts and go to different resorts.

IMHO if you book at 11 months, you will always be able to get something at your home resort.

correct me if I am wrong.... if I am going to stick to SSR and book all 3 trips using 60 points a trip 11 months prior to arriving it would be ok. But if I want to go to let say BWV I have to wait 7 months prior to trip before I can book... right ?

and second if I buy another 50 points if there's availability let say OKW I dont have to pay extra for maintenance fee but my $600 a year fee?

Right. But you could book at OKW at 11 months and then switch to another resort at 7 months. That way you know you have a reservation no matter what.

You would pay the maintenance fee on those 50 points at whatever the per point fee is at OKW. So you would pay more.

ok am sticking to SSR for now then.. the "more" part scares me :dance3:
 
SSR and OKW are both pretty easy to get.

I would go with BCV, BWV or VWL - yes I know they cost more. but for that Dec trip when you really, really want VWL (or bcv or bwv) - it is worth it.

also for the food & wine festavial - buying bcv or bwv can be necessary - unless you are lucky.

If you want to walk to/from F&W by staying at BCV or BWV you really need to own at one of those resorts and use the 11 month window. If you own at another resort, I would still make reservations ASAP for that time of year. Mid-October and Early November has become a very busy season for DVC, even at the non-Epcot resorts.

OK, since we have SSR points/home resort I still can "try" to book 1st week of October for BCV or BWV. And it can be done 7 months before the check in date ? Right ???

7 months from the check out date! You can do it day by day, just wait until the date after the first night's stay.
