What is a good/fair price for BLT at resale?

I am thinking about adding onto our current DVC contract and I found a BLT with the same use year as we currently have. I was wondering if anyone has a good idea of what a good price would be for BLT at resale. Thank you for all your help.
 
The price that has passed ROFR lately has been in the $108-115 range. More or less if no points coming or banked points that you would get.

I had an offer accepted recently for 105 pp. the contact has 160 points and all points from 2016 going forward. I pay closing and seller pays dues.

I also had an offer accepted at $104. 160 points with full points for 2016 and 2017. Split closing costs, and seller pays 75% of 2016 maintenance fees.
 

Right now DVC Finder, which scours the resalers listings, has 129 total contracts for BLT with a range of $109 to $142 pp. The average price is $119.36. The above are very lucky (I drool over their opportunities) and do not reflect current availability in contracts. The $109 is for 320 points Mar UY zero points available now and zero for next use year. 2 brand new BLTs have hit the market....one is a 175 pointer Feb UY for $115 with 227 points now and 175 next UY.

While the listings may average out to $120 a point -- that doesn't mean they are selling at that price. With 100+ listings on the market, you might as well be aggressive in your offers. $105-$110 (with selling paying MFs) seems to be doable.

There is a difference between a listing price and an agreed-upon price under contract. You are showing list prices, the PP are showing the prices they've agreed upon with sellers. Some sellers are willing to negotiate, others aren't, but I wouldn't assume you are required to pay list price.
