What is 1 thing that you wish you knew about the DVC before

Is there any downside to breaking a contract down? It seems like a no brainer to me. If I were to buy 225 points, I would break it down to three 75 point contracts. Are there additional costs(higher closing costs)?

Answering your specific question: if, as a new purchaser you buy 225 points but break it down to more than one contract (e.g., 160 and 85), you may have to pay closing costs for each contract, meaning it would cost you more than one contract, because new purchasers pay closing costs. However, if you buy the minimum 160 (it may be 100 at AKV) wait a little bit until that contract is complete and then purchase an add-on for the rest of the points you want, there will be no closing costs for that add-on because existing owners do not pay closing costs for add-ons.
 
Smaller contracts give you flexability, options and are MUCH easier to sell if, down the road, your point/vacation-needs change.

Let's say you buy 260 points while your kids are young. The kids grow up, your needs change - with smaller contracts, you could sell 100 of your points to pay for college tuition, or a wedding, or some unforeseen emergency - and still retain your membership.

If you look at resale sites - 100 point contracts and smaller seller much more easily.

1. If I bought 2 smaller contracts does that mean I have 2 home resorts? Example, if we buy 150 points at AKV and 100 points at BCV both AKV and BCV would be my home resorts so I could book at 11 months out at either resort?

2. A follow-up to the above question would be; Are the points equal? I guess what I am asking is could I use the BCV points at AKV and still book 11 months out?

3. What resort pools are DVC members allowed to use besides the resort they are staying at?

BTW: Starbox, I agree 100% about your comments regarding the well themed pools, balcony views, and manicured grounds. It makes the vacation so much better!

1. Yes, you would have two home resorts. So you could book at either resort at 11 months out.

2. No, you can only use BCV points at BCV 11 months out and AKV points at AKV 11 months out. But you can combine them for anywhere at 7 months out.

3. As long as pool hopping is allowed (it is blacked out during holiday periods), DVC members can pool hop to any WDW resort pool except for AKV/AKL pools, YC/BC/BCV pools (all of them). The jury is out on BLT right now.

And my favorite is OKW - larger rooms, larger porches.
 
BWV has one of the best views at Disney - but it's my least favorite pool. :guilty:

You might like the pool over at the Inn side. No bar/snack bar over there, but the garden is lovely and the kids are all too busy over at Pennywise.....
 

If I could have changed anything I would have liked to stay at a few of the DVC resorts before buying my first contract.

You know - this is crazy - but I've never actually been in a DVC quiet pool! I'm always lured to the feature pool. I do think some of the quiet pools are really lovely - especially the one at VWL that looks all tucked away in the woods.

I need to try it - especially for night swimming!
 
The VWL is wonderful - tucked back there with the bubbles coming from the bottom.

The BW INN side pool (not the BWV community pool) is quiet and elegant. The strange thing about the Boardwalk is that the garden over on the Inn side (where this pool is) seems like a whole different world than the circus theme over at the DVC side.

And it isn't hard to walk by the Bellevue room and have your pool drink put in a plastic cup on the way.....
 
I greatly appreciate the varied responses to the original post. Each of you has given me much to think about.
 
I wish i had known disney uk were going to sell holidays at ssr/okw with free dining for less than our dues each year, i thought we had bought into a stand alone timeshare apparently not
