What happens when Disney rents rooms at DVC?

Here's a question I thought of. Perhaps it's been addressed somewhere, but I can't find it.

WE'RE the owners of the DVC, correct?

If there are empty rooms and Disney rents them out to an "outsider" for cash, where does that money go?

I would think the FAIREST thing would be for any rental amounts be put into a fund that offsets the maintenance fees for all of us. This way, the rental income would be divided proportionately among all the owners by the # of points they own, including Disney.

However, I would presume that Disney, when they rent out our rooms, considers the rentals on points THEY own, thereby keeping the rental income for themselves. If this is the case, I wonder if there is any accounting for Disney's point usage - for example, if they own X number of points, they can't rent out for any more than that without reimbursing the other owners.

Anyone know the answer to this? Am I being too petty?
 
If there are points rooms that are unrented at 60 days, DVC turns them over to CRO. The income from those rooms goes back to the members as a credit in the dues budget under "breakage income".

However, there are other rooms that are turned over to CRO. If a member trades out for say the cruise, the money from those rooms goes back to DVC to pay for the cost of the cruise. DVC also retains some rooms (developer inventory), if those rooms are rented by CRO, that goes back to DVC.
 
DVD has held back 2-4% at each DVC resort. These rooms are used to replenish the member inventory when renovation and maintenance isssues take other rooms out of service. If there is no need to replace inventory, DVD does rent out their owned rooms.

The bulk of available rooms at sold out resorts are due to points used by members for non-DVC options. Some rooms are also available, at times, when member points are not used for reservations.

As explained, villas rented from unfilled member inventory do go to reduce our maintenance fees (breakage), but rooms rented from points used for non-DVC options are used to "repay" the costs of those reservations. Disney Collection (especially the Disney Cruise Line), Concierge Collection and Adventure Collection require cash rental of DVC accommodations to pay for these options.
