What happens on the Buyers end when Disney ROFR? What is Disney's ROFR Formula?

Hey all..

Does anyone know what happens on the buyers end when Disney exercises ROFR? For example...if 200 points at Boardwalk are refused at $80 ($16,000), and the closing costs are $500 and the fees paid by buyer are $4.00 (even # for sake of simplicity) total fees are $800.

What does Disney pay to buyer...$16000+$800? But no closing costs...Does Disney have to pay closing costs to a title company?

So if all costs come in below the price per point that Disney is reselling the points as add ons...is it an automatic ROFR or does it really depend on how many points at that particular site that Disney has "in stock?"

A guide I spoke with said that Disney currently has Boardwalk points to resell but that Beach Club is not available...that I could put my name on the waitlist.

Just wondering what the magical ROFR formula is??? Anyone have it figured out?

I'm not getting your math here, but Disney would pay the seller $16,000, less the real estate agent's commission which they would pay to the broker. Disney would close it themselves, so there is virtually no closing cost.
Just wondering what the magical ROFR formula is???

Let's say you see a contract for sale at TTS and decide to purchase it. You send in your down payment and wait for the contract to pass ROFR. D'oh! Disney decides to exercise its ROFR, so now Disney becomes the buyer of that contract. You get your deposit back (or you can opt to leave it with the broker to use on another contract). The seller gets exactly the same deal that they would have had with you. Disney pays whatever you had agreed to pay and the seller gets the proceeds minus the broker's fee.

No, many contracts pass ROFR even though the price/point + closing costs fall below Disney's price/point for the same resort. I don't think anybody really knows what criteria Disney uses to decide to exercise ROFR.

That info is consistent with what others have posted. Someone recently did get 150 (160?) points at BCV within a week or so of going on the waitlist by specifying they would purchase any Use Year that became available.

Your best bet is to use the services of a broker with a lot of experience with DVC, such as The Timeshare Store. Follow their advice on pricing and hope for the best.

Yes, after 2 years of careful research, and various mathematical hypothesis, I have developed a formula which matched the data posted on the ROFR thread more than 98% of the time. In fact I have had sucess 6 out of 7 tries with ROFR, and if I had followed the formula, I would be 7 for 7.

Disney's actual formula is of course a closely guarded secret.

Here is my ROFR approximation Formula:

I heard the punishment for revealing the ROFR formula is being locked inside It's A Small World until the endless repetition of that song wipes all knowledge of ROFR from your memory. Anyone visiting WDW in the near future should try to pick greenban out in the newly opened New Jersey section of IASW.
