I've seen the term used a lot and thought I might need to know what it meant!

It means the room can only be used as the designated size. For example, a dedicated 2 bedroom can only be used as a 2 bedroom. A lockoff 2 bedroom consists of a 1 bedroom and a connecting studio. It could be used as a 1 bedroom for 1 family and a studio for another family or could be combined as a 2 bedroom for 1 family. There are usually some configeration differences between the two. For example, at OKW a dedicated bedroom will not have a kitchenette in the second bedroom, a lockoff 2 bedroom will have a kitchenette in the second bedroom which is actually a connecting studio.

DH and I had a dedicated studio at VWL in May. The room had no connecting door to another room, had two closets, and seemed larger. It was really nice. #1514 first floor.
I think the term dedicated is used when there are no connecting doors to other rooms. A two-bedroom can be a one-bedroom and a studio connected by a doorway. A dedicated two-bedroom had only one entrance to the suite and sometimes the bed configuration in the 2nd bedroom is different from the studio (queen bed and pull-out sofa, except at OKW where it is two queens).
I'm sure if I'm confused, someone will give a better description.
Hope this helps.
