What do you think of this floorplan?

Very nice.i also think it is missing a window.it is still beautiful
 
I like the basic layout a lot. My only real concern is that it is a lot of rooms for the square footage. For example, 10 x 10 is a very small bedroom. Our former house was what I describe as a "small 4-bedroom house." It really wasn't big enough to have four bedrooms, but it did. I used one of our bedside tables (a very nice piece of furniture, so it looked fine) in the foyer b/c there was no way to use two in the bedroom. The kids' bedrooms were fine when they were little but not so good for teenagers. If you can afford it and need that many rooms, I would see if I could make the house a bit larger.
 

That's almost exactly like my parents' house!

They built the bonus room and have used that as a bedroom, and used the smallest bedroom as a small upstairs den. (Kind of like flex space -- right now it's mostly computers and my dad's office junk.)

They also have that sort of blank space at the top of the house. It looked weird at first, but we're used to it now.
 
I think it looks like a good efficient plan! I like the fact that the "den/guest" could be used as a convenient office. I also like the master being seperated from the front of the house by the bonus room. There are MANY houses around this area that are based on this plan, and they seem to work well.
 
Those bedrooms are too small. You won't realize it until you use them. I'd settle for fewer, larger rooms too--as Tarheel suggested.

We built our current home, a ranch with a full, finished walk-out basement that is completely open across the rear of the home. It is technically called a two story because the ground level opens fully in the rear. Anyway, it has 3 bedrooms upstairs and one downstairs. There is 1500 sq feet on each level and I think the kids' rooms are too small. I wish we would have opted for some additional footage onto the house--maybe another 3 foot in length and width. Their bedrooms are larger than those in the upper level of your plan.


Love the house though--it's what I wanted to build, but my husband's desire won out. Still kind of bugs me though--he didn't want the upstairs to contend with, but with the lower level (a huge family area, bath, bedroom, patio out the back) we still have the stairs. I wanted a home as your plans show WITH a full finished basement. Maybe next time! ;)
 
I agree with the other comments regarding room size upstairs. I would also like to see the living room in the front of the house although I am not sure how to go about achieving that.
 
I agree with the room size upstairs too. You barely get a twin bed and a dresser in a 10x10 room let alone toys, etc.
the layout however has a nice flow to it.
 
This is going to sound crazy, but I'd put the dining room where the family room is, and making the current dining room/living room into one bigger living space. Actually, I'd probably move the kitchen back into the family room space, and have the dining room where the kitchen is, to enjoy the view more (and that way you'd walk into the kitchen from the garage, not the family room).

The bedrooms are definately too small, and I'd move the washer/dryer upstairs where the bedrooms are (why would anyone want to tote 4 bedrooms worth of wash up and down stairs?).

binny, it looks like it's going to be a beautiful house! How exciting for you...good luck! (IMHO...I'd go for the window in that space too.)

Everyone has different ideas on what floor layouts should be and different ways of living...I've got my dream house built in my head :D with some "different" features that I'm sure others wouldn't like or feel the need for. I don't like the idea of the laundry room on the 2nd floor...I know it's popular tho...for me, I'd be spending my days on the first floor, and that's where I'd want the laundry room so that I could pop in and out during the day doing laundry...but to each his own! You know best how you live...Enjoy!

I know that one bedroom upstairs is pretty small and if we can add a few feet onto it we will. It isnt much smaller though than what we have now without the toy room :eek:

If we do build this house when we move I want all the toys to be kept in the bonus room that way the kids rooms are as "junk free" as possible. I know there is still plenty of junk but thats my goal for now lol.

as for the laundry I prefer it downstairs. ( so does dh who would have to put it there lol) Dh thought we could probably put a laundry chute on the other side of our closet in the hallway.
 
Binny, I really like the house. I'm not sure I like the kitchen right off of the family room but I am not sure how else I would like it. I agree that the one bedroom is a little small, but honestly I had a 10x10 room as a kid and I survived and was even okay with it. It looks like they will have plenty of room to be elsewhere to play if needed too so I wouldn't worry about that at all really.
 
I like it. It's a beautiful house. When are you planning on building?
 
We dont know yet. We decided that we would like to build when dh gets his promotion and we have to move.

We still have no idea when or where. :(
 
Sorry but I don't like it, it does have potenial however (IMHO)
1) move that garage, I hate houses where the garage sticks out like that. I want my house to be seen, not the place where I park the van
2) all the bed rooms (excluding the master) are too small (IMHO they should be at least 12X12)

3)I would want the washer/dryer on the same floor as the bedrooms

4) I would do as yoopermom said and put the kitchen where the den is and the dinningroom where the kitchen is, and just make the livingroom bigger.

like I said this is just my opinion. If we all had the same taste, there wouldn't be so many differnt styles out there.
