We are about to purchase a resale (ROFR pending!)

I am starting to wonder what the original owner got for material that we will need to have!

I have the marketing materials, and member getaway book (I think it is the final book not a marketing tool) I don't have any bylaws or any "official" info.

Should I have included that in my Purchase agreement?


What do I need to have? The sellers have been great as far as banking for us and the deal is good as far as our offer but I want to make sure I have what I need to "manage"! I want the info that includes the DVC rules (trade/borrow/rent/sell/resi's/)

Any sellers/purchasers out there that can help?

Can I request info from DVC?
 
We purchased a resale and shortly after closing received the member guidebook which answers all the questions. We also received official DVC membership cards. The only thing strange is the member since date is the date the membership was originally sold not the date we made the purchase.
 
DVC or the seller?

It makes sense to me the date is the original date that DVC sold it since you bought the "contract" (remainder of original 42 yrs) if they had a new date it would extend beyond that! And then get very hassled for DVC! I can imagine anyways!

Well, I feel better. I will assume that I will get the info which I assume based on your response is more than what I have.

mitcam, click here to take a look at my resale timeline. i talked about what items i got from DVC after my resale closed.

for most resales, the Seller never bothers to pass along most of the official/legal documents to the Buyer.

you can contact your Guide (you should be assigned to the same Guide the Seller had, but feel free to request a new Guide if you like) to request a copy of the following documents:
1) Component Site Public Offering Statement for your Home Resort
2) Multi-Site Public Offering Statement

those 2 items are the only things which you won't receive from DVC w/o specifically requesting them.

the timeline, that was great!

I am kind of depressed it is in business day! that is over 2 months!

We are only 14 days! (10 business days) from when we made our offer! I think was is getting me on edge is ROFR!

I just want to know if I need to be still looking!

We also were hoping to get 5 nights at HH if at all possible in September and the sooner the better!

Oh the waiting is just killing me :eek:

This was our timeline (abbreviated):

Feb. 14 Offer made and accepted
Feb. 15 Sent to Disney
Feb. 24 Disney waived ROFR
April 1 Closed

I skipped the dates in between where we (and the seller) faxed the contracts back and everything. Our closing took so long because our seller lives in Venezuela and he had a hard time getting to the U.S. Embassy to get his paperwork notarized; it took him two weeks because his appointments kept getting cancelled due to the outbreak of the war. We would have been done with everything in less than a month if not for this delay.
 
What is this? What does it cost? and why would I "not" want it?


I want booking/renting power ASAP!

Honestly I think Disney is going to buy the contract back but I am trying to keep my hopes up!
