A half bath is just a second toilet. It will do. But the preference is for a full second bathroom.

I know what a half bath is, but the original post said ". A second toilet but prefer a whole second bathroom." which didn't sound like, "at least a bath and a half, but I'd prefer two full bathrooms"

The three most important factors to consider when purchasing a new home: location, location, location. You can change virtually anything about a house, except the location.

I would like a house with no close neighbors. It should be no more than 15 miles to “civilization”. I want a temperate climate. The house itself should have a two car garage, a large primary bedroom with a sitting area, walk in closet and en-suite bathroom. Two guest bedrooms with a shared full bath. An open plan main area with a fireplace, space for dining and relaxing, and an open kitchen with no island. It also needs an open, central courtyard with a spa tub and a couple lounge chairs. I have actually seen a house plan that would work for the house, so I would just need to find the perfect location on which to build it.

In reality, I will probably be in this house until I die.

Some others' must have is our main absolutely not-No Pool. We had one at our previous home (actually we're the ones who had it installed). After all the maintenance, it's the main reason DH says that he wanted to move. Also, as some one else said, no stairs, and 2 bathrooms are must-haves.

Never had a well run dry in 40 years - 3 houses. But, like I said, we have ample reservoirs that supply NYC and water is great here.

I've lived in houses with wells my whole life and never had one run dry (or heard of anyone else around having issues). It's not a problem in this area.
