Is the inventory and availability for the studios/villas that are available to book on the member site the same as paying cash and booking a studio/villa straight from Disney's "non-member" site?
We are still going through closing so we don't have access to the member site yet.

Nope, completely different inventory.
 
I’m in the same boat! I was looking at DVC rental store which I *think* shows DVC availability as people can request specific stays using their website.

I’m in the same boat! I was looking at DVC rental store which I *think* shows DVC availability as people can request specific stays using their website.
Only the members website shows availability in real time. Other websites might scan the DVC inventory every couple of hours but since inventory is in a constant state of flux, the other websites are not 100% reliable.

DVC Availability
It's not real time, but while you wait, the link above is good enough to give you some idea if your dates are likely to be available. It's tough to wait, so hope it helps.

Does DVC keep "extra" inventory of some rooms so they can do the "first booking" (or whatever it's called) for direct buyers?

No.

Welcome Home visits are generally from unsecured inventory (not yet part of the condo association) or clawed back from cash inventory.

No, they don't. They will try to find something for that first booking (brand new Member only), but it may not be at the new member's home resort or even their preferred choice.
 
Update — I got website access yesterday and the websites listed above were extremely accurate on availability. I was pleased! Now just waiting for my points to load 😃

That’s good to know! Thanks for sharing. It’s going to be a while before we get access, our sellers still have not returned their paperwork.
 
Ugh, I’m sorry to hear that!! I hope they return it ASAP. I’m trying to book a September trip, so I’m really trying to get the points loaded to have the 7 month window line up right!

It’s different, they set aside a number of rooms for Disney to book with cash
