After two years of serious planning, and several months - OK, maybe over a year ;) - of spending much time at my computer asking questions and reading DVC threads :surfweb: we are taking the plunge! After thoughtful consideration our family decided that two 150 point contracts (yes, from a previous question I posted - DSs thank you all) at BWV would be what we wanted. Not that I haven't heard excellent things about a couple of resale places, DH and I were just more comfortable buying directly from Disney.

Had a very nice conversation with Julie at DVC tonight and our dream of owning our own DVC home is in the works. Keep your fingers crossed for us. She was just great, EXTREMELY low pressure. She did tell us about the SSR resort being $86 a point with a referral but after talking with me about options and learning that DH and my favorite spot is MGM Studios she agreed that BWV would be a wonderful choice for us. I told her that I was also thinking about BCV and she pretty much said, "little chance of that". That was good enough for me.

After looking at the inventory Julie was able to find us two 150 point contracts with an August UY that gives us points right away. She is pretty sure we will be able to get them. Said we should know by the end of the week. If all goes well, we will have to decide by January 31st if we are going to bank the points or use them. If these aren't available (depends on who else is on a waiting list) she'll call us with other options.

If anyone wants details: $95 per point with closing costs of just under $200. All points available 'now'. I alternate between being SUPER excited :goodvibes and a little queasy at spending so much money :blush: Believe me the super excited is winning. :cloud9:

Closing costs? :confused3 They are sinking to that level now?

$95/ pp for a resort with ONLY 30+ years of use?

Seriously, rethink this. That resort will be selling for pennies on the dollar in 5 years or so. What if you need or want to sell? It COULD hapen.

At the very least check with Tom at the TSS, $95 is WAY too much.

Not trying to rain on your parde at all. Welcome Home in fact but that is NOT a good deal. I'd take SSR at $86 anyday regardless of how much I liked MGM. $ 2700 more for less usage?????

edit: as promised: BWV 350 points with 316 banked points $87/pp. In 2007 you'd have 666 points to use. You could get 350 points for about the same money you could get 300 through DVC.

Distressed contracts at BWV start at $80/pp.

DVC is NOT always the best way to buy points, look elsewhere. Don't buy direct out of fear. Nothing to fear with the TSS.

We are in agreement, BWV is a great place.

Really, I am just suggesting checking all options. They could still own BWV for far less money using TSS or other sources.

Why not save some money if the decision is made for BWV?

Do you find $95 reasonable at this time for BWV? Would you pay that now?

I agree that you can save money buying BWV resale. I bought my BWV contract that way and everything went very smoothly. But I just wanted to point out that you would not pass ROFR on BWV at $80/pt. I didn't want someone to read this and think that you could actually purchase a BWV contract at that price.

When buying resale, you also have to add in closing costs (~$500 vs $200 through Disney) and dues reimbursement to the seller (vs pro-rated dues through Disney). Disney gives you full current-use-year points, resale contracts may offer more points (if there are banked points), the same or fewer points.

When you factor in the higher closing costs and dues, it can add $6-$8 per point to the listed resale price. Since it takes $84-$86 to get past ROFR, you can end up paying close to Disney's price for the contract.

The biggest bang for the buck is always the current selling resort thru Disney and come the 1st of the year there will be 2 to choose from, SSR & AKV.

Congratulations! I too preferred to go directly through Disney. No waiting to for ROFR, no waiting to be in the system, etc.

Good choice on the two contracts! BWV is a good home resort choice if you love MGM because of the option of standard view rooms at 11 months!

SSR is a nice resort I'm sure, but being close to MGM and EPCOT is worth $2700 to DH and I. In 35 years when DH is 86 and I'm a spritely 78 we can buy another DVC contract if we need to :woohoo:

Being comfortable with a purchase as large as this is very important. You've done your homework, figured all the angles, and now will have the joy of planning vacations and staying at great resorts. While advice is always good to get, DVC boils down to a pretty personal decision (including which resort to buy) and you obviously are fine with yours. Enjoy! :)

My DH and I are in the same age group as your DH so we didn't give any weight to the extra 12 years at SSR when buying in to DVC in the late summer of '05. Our primary reason for buying in to DVC was so that we could stay at an Epcot resort at a more affordable price than we had been paying for a water-view room at YC. I prefer to book our stay at 11 months out and be done with it rather than book at 11 months and try to move the reservation at 7 months. We also enjoy having a boardwalk-view room when we want a fantastic view and a standard-view room when we want to save points. Both of those are hard to get at 7 months out.

So, welcome home neighbor! I hope you enjoy your BWV home as much as we do!

Sounds like you've made a decsion that you are comfortable with.
