Was this a sales tactic or must I buy ASAP?

That's the same thing my guide told me and he has been there a long time. I was curious because I had no problems picking the use year and getting 2011 points. He said there's a difference between new "prospects" and current owners. Apparently, there needs to be 6 months between the use year and time of purchase for new prospects. It didn't make sense to me, but he said its Disney policy. Anyway, maybe a supervisor can make thus happen for you! Good luck and keep us posted.

Interesting! I will email him and ask if I can still get a July 2012 UY. Would be strange that you can't pick whatever UY you want. He did say I could get a June UY and I'm almost certain it would be for for 2012 but I have to ask again. I just wouldn't get any extra points.

There's no such thing as a July UY. FYI.
 
DVD seems to be more lenient in offering all UYs to existing members doing add-ons. But even for add-ons at some DVC resorts -- notably OKW and VGC -- DVD has limited some UYs at some times in the recent past.

This I don't understand. I've added on three times direct - once at Aulani and twice at VGC.

As a member since 1993 I of course had a UY and I wanted to match it with the add ons.

We went on the waitlist twice for the VGC points, but I have never heard of DVC telling a current member they could not match their existing UY, which seems to be what you are saying.

I'm not saying that DVD would tell a current member they could not match their existing UY. Instead, what I'm saying is that DVD may place the member on a wait list rather than sell certain UYs. For example, if a current member with a June UY were to do an add-on in May 2012, they would normally get points effective June 2011. However, DVD may wait list the member and not sell them points until June 2012. If the sale does not occur until June 2012, then the member won't get points for the 2011 Use Year.

That makes so much more sense than what OP's guide was saying, which basically was "I'll sell you an August UY, but it will come with no current points."

He did say though that I could not get 2011 points if I purchased an Aug UY right now as a new buyer. I could get some 2011 points if I purchased a Dec UY. There has to be 6 months between the time I purchase and the the UY I purchase in. I don't really know how to explain it but I can't get 2011 points for a UY month that's less than 6 months away. There has to be some financial reason for this. I guess Disney only wants new users enjoying 6 months of the current UY's points? Maybe they want to make sure they get paid for at least 6 months of MFs for that year? Again, I am totally new to this and don't understand the finances that surround their rules and reasoning so forgive me if I am making no sense at all.

Seems as though ppl who are so rich (like so incredibly rich that they only have to think about only their very large purchases in life and this small stuff just doesn't matter) that none of this matters are the best ppl to buy DVC. :confused3
 
I will wait it out. I love Disney and Hawaii is my favorite vacation spot so I am very interested in Aulani. I would prefer to spend my vacation time there vs Florida. Now that my finances are in a better position I've decided that I really want to do this. If the Grand Californian Villas were still selling I'd be looking at those too. Can't seem to find many of those for resale either though. Thanks for all of the advice. :)

And FWIW, if that's what you love, then that is what you should buy! But, as others have said, I would wait for a resale...in fact I saw one a few days ago. I am sure it was snatched up but when ou are ready to buy in a year or so there will be plenty!

Because all of this thought about and the complexity is giving me such a headache that I am pretty much sure that I am not buying anything by the June 15th deadline. I have learned a great deal here and on *********** but it's obviously not enough yet. So much to learn before purchasing!

What WOULD be legal would be to tell you that they would have to put you on a wait list for an August or September UY and basically make you wait it out until the calendar turned to those months, rendering the 2011 points issue moot. It's not legal for them to sell you a contract that is currently in it's 2011 UY and not give you 2011 points. That was all I was saying with my previous response.

You know he kind of glossed over every UY mentioned and kept trying to push December. When I insisted that I just don't want December he stopped pushing and seemed pretty much ready to let the whole sale go. Since I have mentioned that I am only interested in June he hasn't seemed so gung ho. Maybe there's some extra incentive they get for pushing December or whatever month is 6 months from the time of sale. Really it's baffling and I wish I understood the mentality of them as the sales agent better in terms of what they are really after (what they get on commission on what and how, how it's based, etc.)

This sounds like a very good decision. Take the time, learn what you can, and when you do go to purchase, do it fully armed with knowledge and on your own terms. Have fun in the process and good luck! :)

Are you certain this is the case because DVC has done this very often in the past, particularly with new construction. For example, I purchased AKV when it first went on sale and paid in full. I didn't get my first set of points for several months after I purchased. The same was true for many others who purchased early in the year but who didn't get their first set of points until much later due to having a UY that falls later in the year. Because it was new construction, contracts were not "back dated" to the start of the previous Use Year. As a result, dues were pro-rated from the later of the occupancy date of the Unit purchased or the start of the initial UY but the contract itself had already been paid in full for months.

There's no requirement one get the current UY points. Other than newly declared sections as in your example, I don't recall other exceptions though. They could easily legally do so. What they can't do is charge you for the fees and not give you the points but they can do the reverse if they choose.
 
I had my guide put my name on the waiting list today for GCV in a June use year. I'm excited to take the first step! Thank you all for your help! :goodvibes
 
Maybe they won't give you the 2011 points without at least 6 months worth of MF collected from a new buyer? Hence, in order to collect 6 months worth of MF on 2011 points, they would have to sell you Dec UY.

I ended up buying 100 points (got 120 for the price of 100) at Aulani in a June UY. I didn't get any 2011 points. I am so thankful to this thread and everyone on disboards for talking to me about all this! I decided to purchase direct because I want the option of using the Disney Collections. I am on the wait list still for VGC points.
