Walking “fix” implemented? Problems booking a high value Villa.

Who's to say they don't own numerous contracts directly, thus providing the direct access you reference?

I never really understand these all-or-nothing references. It is illogical to assume or believe that some mega rental sites don't directly own DVC contracts to rent points while also brokering rentals on behalf of other owners.

They can own a lot of contracts, but a bot can only make one reservation at a time on an individual membership. So, lets' say a broker has 20 contracts, but they are all under the same LLC....those 20 contracts will be in the same membership, unless they are different UYs...then each will be a different one.

That limits what can be booked at once. So, if it is one membership, only one room, no mater the # of contracts....if it is over multiple memberships, then to book a hard to get room on each one, they need to be accessed on different devices.

So, regardless of what they own, there is a limit to how many reservations right at 8 am can be "snagged" due to the limit of one reservation booking at a time.

And, I agree....the rentals we see on broker's sites can be owned by random owners or owners who run the site, and could span across many memberships.

I was merely, purely, only, and solely commenting on this offering:
So, either a commercial renter has direct access to multiple high point contracts to run the bot on, or they are sharing the bot with their members who then book the reservations.

I wasn't referencing, alluding to, commenting, or pontificating on anything else.

In my always humble opinion, this entire discussion has jumped the shark, as the saying goes.

When I bought my first resale contract back in 2017, it was taking a long time for responses, and it had a delayed closing date. The seller was slow playing the entire process. Since the closing was delayed, I wasn't overly concerned, but at some point I started digging a little. The seller on the contract happened to also be listed at the principal on the sales brokerage and a DVC rental company. Neither of them were big players (not the sponsor or previous sponsor) in the DVC world, but they were in the business. On the OCC site I found the owner listed as the only oner on 10-15 contracts, and also listed with person A on some more, and listed with person B on others, and with persons A and B on others...... in all there were 10+ combinations of owners amongst 5-7 people, with the principal owner listed on most of the combinations. Ya gotta think my closing was delayed to complete a rental with the sister company. So the 5 accounts don't need to be employees, they can all be different combinations of the renter's family members. Each time the owners change, it is a new membership with a new member number, with a new cap of 20 reservations per year..... So buying, stripping to rent and selling has been around for a while, maybe it is just getting more popular and focused on the higher margin rentals.

PS. I am not even sure either of the companies are still in business.

I probably should have used the words "To expand" to make it clearer I was expanding on your ideas.
 

I wouldn't be surprised to learn that the rental brokers have the lion's share of Jambo value studios locked up in a walk year-round.
I don't know...plenty of people here get them....I have snagged a few at 7 months a few times for family who wanted to go there for a night or two...
 
It isn't a stretch to think that an individual whose income source is renting DVC would arrange their contracts into multiple memberships. That would be common sense. Opening an LLC is a sheet of paper and (for me) $25 a year, I don't even need a stamp anymore because it's all online. This completely separates your memberships and basically hides you without doing anything "wrong".


That same person would benefit from having a bot that books reservations. I have at least a dozen devices in my home that could go online and be used to book simultaneously. They wouldn't need that. On any given night, having two contracts booking a hard to get room would be sufficient to keep a steady income stream, but also not so much to alert DVC, as we can clearly see here people are more apt to think owners of corporations are incompetent than to believe they would do something as completely obvious and simple as this. Could they walk a hard to get room year round? Possibly, but they wouldn't need to and wouldn't benefit from keeping it in the same contract, but swapping around to a different contract every few days for 2-3 running bots could give one a nice income stream with little to no effort.
