Waiting on estoppel

That stinks it's taking so long. I'm buying my first contract and the whole process seems completely random in regards to times it takes to get through each step. I waited in rofr for over 40 days but we got closing documents less than 48 hours after passing rofr.
 
I know the pain. Passed ROFR which was 2 1/2 weeks on 2/13. Now coming up on 3 weeks for estoppel. Saw countless people pass ROFR in 8-9 days and get estoppel back the next day. Now they are back to moving at a snails pace.

I know! We made an offer on our first one on 1/1 and closer 1/24
 

The estoppel letter thing seems really pointless. I get the ROFR process takes time. Once it's passed, the estoppel letter should be attached to the email DVD sends informing the broker of the waiver.
 
And it’s killing me 🤣 it’s our second contract the first we only waited maybe 2 days after ROFR to get closing documents. This contract we passed ROFR on 2/18 and are still waiting on estoppel 😭
A lot depends on closing company. I have had closing documents sent in 2 days and been told by another company that takes 6 weeks to send closing documents.
 
I am extra confused about this now. When I passed ROFR, the email from the title company said something like "once we have the closing package from buyer and seller, and get the final estoppel letter from Disney, we will close the transaction."

Then I signed the buyer package papers and wired the money. They emailed and said "awesome, when we get the seller package we'll close." I said, "Oh and also once you get the Disney letter, right?" And they said, "We don't need a letter from Disney."

What.
 
Wow - estoppel sounds like the next crapshoot in the process. I just passed ROFR on 3/6. I'm hoping to get access to those points ASAP, as I'm already inside the 11Mo. mark from my next ressie.
It's at SSR, so not sweating it too bad, but definitely want the points before the 7Mo. mark, which will be early June.

I’m not sure what to think. I passed ROFR on 6/24 and I asked my broker if we will close before the contract date of 7/30 since it’s 5 weeks away. He said no. Then I read on here that some of you got your closing documents a week after passing. I just want this process over. I want to book for next May and with the current situation who knows if there will be availability by the time we close and the points are loaded.
 
Interesting .. made an SSR offer ($10 below asking price) on 4/8, accepted later that day, Docusigned on 4/9, passed ROFR on 4/22 on received title documents on 5/26. Spoke with our agent yesterday and was told that he had spoken to DVC. They were processing contracts up to 5/25. We should hear from DVC Monday or Tuesday.

I’m just over the waiting. It took 41 days to pass ROFR. KW ANOTHER 3 weeks for estoppel. Ugh
