Villa rental - whats market like at moment?

Other years we've found theres tons available and prices are pretty competitive.

Any recommendations for resorts/communities? Villa listing websites?
 
Hi,

We have rented villas for years though these days we try and do a split-stay.

I don't think there is such a rush for people to buy homes out there anymore but there are still in my experience plenty
of choice and generally good availability for all dates.
Certainly I have never struggled to find a villa I really like even though I tend to limit my search to the Kissimmee area.

Personally feel just off the 192 is ideal, our history of rentals would show that many of our stays have been at Indian Creek, which we have always liked and is a location familiar to Joshua too.
However, these days mainly due to the fact that we are sometimes restricted from going out in the evening *a long story*!, I prefer to concentrate on villa developments that have 'community facilities' such as a grocery store, internet cafe or better still a bar!
These 'resorts' are usually gated too, for that extra comfort of security.

My own opinion on location is I prefer Kissimmee, as I find it convenient for Publix supermarkets, restaurants and is 10 minutes or so to WDW also - with easy access to the I4 for Universal.

Most villa communities either close to Formosa Gardens or down Poinciana Boulevard will not dissapoint, however I have a preference for Windsor Palms, Windsor Hills, Terre Verde, Cumbrian Lakes and Indian Creek.
TV is where we stay next year.

Price can depend on many factors, I suppose the likes of Windsor Palms and Hills are a step above Indian Creek and others, so possibly could be slightly more expensive, the number of bedrooms is also a factor.

We just booked our villa for next year a few weeks ago.

Johnny makes a lot of valid points, it depends on what you want in terms of villa facilities and those within walking distance.
We all have our own essentials and those desirables.

Majority of communities will require you to drive in the evening, many require an extra 15 mins or so to the Disney Parks.
It depends on what you want from your stay, the general rule for location and amenities still hold in relation to price.

We booked with a UK owner for the first time in a few years, mainly because of uncertainty in the exchange rate. More recently we found it better to use US owners because of price.

Availability will be very good at this time, we had some replies in terms of prices that seemed to be too good to be true.
We steered clear of them as I wasn't confident they'd be there next July, there will be a few that disappear.

In terms of advertised price we pushed the boundary to a reasonable degree without being silly or insulting.
Not everyone bit but the majority did, it's still a renters market at present but be sensible and reasonable.
 

Plenty of availability and depending on size of home if you shop around you can get a good deal, it can also be worth bearing in mind in general prices will be higher at holiday times of the year, such as Easter and Christmas etc

Anyone ever stayed Indian Wells? Seems well located. Not far to 192/Old Town, Buena Vista outlet, premium outlets, disney marketplace.
