villa location question

We will be vacationing in August. We usually go off season so we've never had to deal with heavy traffic before. We'll be driving back to our home in the afternoons. One home owner says their home, East of the Florida Turnpike, would be more convienent because we would travel on Osceola Parkway rather than 192. Others say their homes on 27 have easier access because there is less traffic West of Disney. We were looking at Chatham Park, Windward Cay, or one near there. Would Lindfields be a better choice? Price is a factor so the Formosa Gardens area is more than we want to spend. I would really appreciate any advise!!!!

Before coming to any conclusions, give me an idea of what you are looking t do when you are here. What percentage of your time will you be spending in the paerks, eating out, staying at the home, etc ?

This helps build a better picture.

A quick run down of the places you have mentioned :

East of Florida Turnpike would suggest you have been offered a property in the Buenaventura Lakes area. This area was really the area that pioneered short term rentals but is now 12-20 years old and as a result more residents live in that area nowadays. Travel time to Disney...allow 20 mins.

Chatham Park and Windward Cay are both just off US 192 and are better in terms of location than Buenaventura Lakes IMO. Again the homes tend to be older, in the 10-15 year old range.

Lindfields is to the west of Disney and was the first community to be built with STR in mind at that end of town. Approximately 8-10 mins to Disney and again the homes are older....12-18 years.

As regards price, if you don't mind me asking, what are you looking to pay per night and how many people are coming with you ? I can give you a more detailed answer with more facts. Thanks :)

We will be visiting Disney Parks, Disney Water Parks and Quest only (we're doing a PAP for the first time). We are not going to US this trip. We'll be there for 2 weeks with 2 A and 2 C in our party. We plan to get up early and go to parks and come back to nap/swim in the afternoons. We'll probably go back out in the evening to the parks. We won't eat at many restaurants. We plan to eat at the house or the parks. We hope to be able to stay under $120 an night, which doesn't seem to be a problem.

If you are only going to Disney then anywhere on US 192 would be a good choice. You originally made the comment about Formosa Gdns area being too pricey but I think you can get a home in that area quite easily for under $ 120 per night.

My pick would be Sunset Lakes as it is a nice quiet community. There are only 161 homes on the development and it is gated, has a community pool in addition the one the home would have and also a kids play area. All homes are either on a lake or back onto a conservation area.

All the homes in this area (Formosa, Indian Creek, Rolling Hills, Emerald, Sunset lakes) are 5-8 minutes from Disney depending which way you go and you'll have no problem doing the parks, returning home for a rest and then going back again later on.

Wherever you pick, have fun :)

I'd agree with FLeisure. We stayed just off Hwy 27 in 2001, which was lovely, but not as convenient as Lindfields where we'd stayed 2 years previously. This year we're staying at Indian Creek, mainly because there are 10 of us and I've no idea how I'm going to get them all out in the mornings - so we need a head start!

If you search relentlessly on the internet you will find something that's not too expensive. If you consider the extra rest/time in the parks/time in the pool, as opposed to driving, the few $ per night extra will seem well worth it!

FLeisure - you mention WDW is 5-8 mins away "depending which way you go". I've looked at lots of maps and think that going via Funie Steed Road, Entry Point Boulevard and right across the 192 to the road leading to the Osceola Parkway is the best route. However none of my maps look quite the same and most of them seem to have complete roads missing, so I may be way off the mark. Help!

While I'm at it, does anyone know where the nearest Publix or other supermarket is to Indian Creek? We'll need to do a big shop when we get there, and unless anyone can tell me otherise I'll be going to the Publix at Orange something shopping centre just before Lindfields.

The road you are after is Sherbeth Rd. Out of Indian Creek go down to first crossroads. Turn right on dirt road along Funie Steed to first crossroads. Then go left and straight over US 192 onto Sherbeth Rd. Follow this and you will be on Disney property in 3 - 4 minutes ! Animal Kingdom is the closest !

As far as shopping is concerned....get to US 192 and turn left. There are two publix on the US 192 on the right hand side. You know the one, the other is about 2-3 miles along US 192 towards US 27. A bit cheaper than Winn Dixie who are the closest to you in Formosa Gardens Shopping Plaza.
 
Brilliant, thank you! I thought I hadn't spotted any nearer but I was concentrating on driving on the "wrong" side of the road!

Where's the nearest WalMart? I've heard you can buy cheap walkie-talkies there.

Wal-mart...two choices.

US 192 heading East. Go past Disney entrance, past Old Town ands keep fdollowing the markers until you get to number 15. You won't miss them...every mile a big number is hanging on a purple post ! It'll take you about 15-20 mins on a good day.

The other option from yoru end of town is to go left on US 192 and then join US 27 heading towards Haines City. Again drive for about 20 mins and Walmart wil be on your left. Locals prefer this one as US 27 is quieter.

Radio Shack has cheap walkie talkies as well :) Opposite Walmart to the East end of US 192.
