Well i've bought every magazine/been on every website, and seen loads and loads of villas, and im now in a tizz.
I've read a few posts on here about booking via directly with the owner etc, and then on booking with a rental company.

I've had a lot of emails, with good quotes on 3 -4 weeks stay, but i am concerned about getting there and not having the villa,we saw on the pictures.
I've had good quotes off eVilla rentals, and Orlando Villas.
But this is my first ever time,looking/etc and renting our 1st ever villa...so i just need a little help. the villas are in areas:
Creekside (bay meadows),
Westridge,
Thousand Oaks,Davenport got a few more will fish them out later.
Any ideas of what the areas are like and the homes?

Also if anyone as any recommendations on villa rental, would be grateful :) :)

The homes will be similar to each other as regards the basics what will make it different is what the owner has done to it.This may be something like adding toys and games or theming the bedrooms. You can verify the ownership of any home you are interested in with a few basic details :
Name of owner/address of home county it is in.
Some of the villa listing sites such as http://ww.orlandovillas.com

only have homes on there that the site owners have verified themselves and to their satisfaction. Most people will have a website and are honest owners who simply love their homes and take great pride in them

Any owner will be more than willing to answer any questions you have and hold your hand all the way through the process of booking if thats what you want. The communities are many and varied but most of them are not more than 15-20 minutes from Disney .You need to decide on an area that is right for you.One with lots of facilities or one that is quieter. The main comment I get about the community my home is on is how peaceful it is yet only about 10-12 minutes out.

Do your research nd don't be afraid to ask questions. As an owner I can probably tell you that there isn't much I haven't been asked over time so don't worry if it seems a little on the daft side. It's your holiday and you want it to be right. Feel free to pm if you want to know anything else

I agree with everything that Jan says.

Owners are happy to tell you anything and everything about their villas that you wish to know. Ask as many questions as you want. This is the great thing about booking direct with the owner, they will know their home inside and out so can help you with everything.

We want you to be happy with every aspect of booking and above all we want you to have a great holiday in Florida:D

Hi Beth,

We took a villa at Thousand Oaks last time and we were very pleased with it. The estate is close to the freeway and Publix (plus other shops) up at Champion's Gate (around 2-3 miles away) yet is still very quiet and relaxed. The short journey from the freeway takes you through a series of orange groves and you really feel you are way out in the country - a far cry from the frenetic activity of I-Drive and Kissimmee. The estate also has many permanent residents and IMO this leads to a quieter and better maintained area as opposed to those estates that are occupied almost exclusively by short term lets.

The estate is very handy for WDW (around 15-20 mins) but you need to travel a bit further for SW and US/IOA.

I've put together a wee video for you which will give you an idea what the area looks like - apologies for the dodgy camerawork!

You can download it here - should only take a couple of minutes on a dial-up connection...

Beth,

Another vote for Thousand Oaks. We stayed there in April and had a great time. We found the location ideal as a family of 5 even allowing for the slightly longer trip to some parks.

I think being away from the hustle and bustle makes it that much more relaxed.

There are undoubtedly equally nice sub divisions all around Orlando to pick from.
