VGF Decision time - Opinions wanted!

DH and I are going to buy in to DVC this year. Initially we'd planned to buy enough points for one week during Magic season in a studio at our home resort (occasionally our trips fall into that time period, though usually they're in a lower points range than that).

We were going to wait list for BWV, BLT or BC (DH is insistent that we be walking distance to a park or monorail)...Guide told us to hang on until VGF sales started to see if we would want that instead.

Now, the Poly is our favorite of the resorts in that area and with the rumors of Poly DVC, we'd *really* like that...on the other hand if it doesn't flesh out soon we'd feel silly waiting.

So what would you do? Guide is calling this evening to talk through all of this.

A - Buy appx 150 at VGF (would cover about 6 nights in a standard view studio)
B - Buy 100 at VGF now (would cover 4 nights in a standard view studio) and add another 100 at the Poly and do split stays for longer trips.
C - Something else (please - tell me what the other is!)

You could buy the 150 VGF points now, break it into 2 contracts of 100 pts and 50 pts. You protect the lower buy-in cost at VGF, start enjoying the vacationing now if Poly never materializes. If Poly comes online, you can then sell ether or both of the contracts and purchase Poly. Or, you can just add Poly. My guess is you would just add Poly later, as add-onitis is real. A little cake and eat it too, IMHO!
 
Always the option of resale at BWV, BLT, or BCV...much cheaper than direct. It would allow more wiggle room if and when Poly comes around since it sounds like thats were you really want to be. It's what works best for you! Good luck!
 
The poly "rumors" sound about as close to a done deal as possible, but please note that DVC has announced a few resorts that never happened (ie Eagle Pines?)

Ideally you might buy 150 now and 150 later then have alternating 1BR trips ;)

I have a hard time recommending buying VGF now if you really don't want to stay there, though.

If the rumors are true, there should be some construction starting by year end..holding a year might be best for you in the long run.
 

Thanks for the opinions :) We just talked to our guide. We're going to buy 100 now and then add on more later - if the Poly opens up doing a split stay between the two wouldn't be a bad deal :)

Split the contract into 2 - 50 pointers. More flexibility later should you want to sell part of your points, plus smaller contracts go for a premium price and sell fast.

We did it! As soon as 6/19 rolls around, our purchase will be processed. We've got 100 points at VGF.

As for the Poly, our guide said he'd put us on the list for that, then went back a bit and said he couldn't confirm or deny, but the list would be for all "future development."

At any rate - 100 for now which is enough for a standard view studio for 4-5 nights a year

This purchase has been a LONG time coming - we first looked at DVC almost exactly 13 years ago to the day (we went on a tour a few days in to our honeymoon and we were married 5/20/00)! :banana::banana::banana:

Well, since you asked... :)

I would choose option C - something else.

You are spending $14,500 on 100 points at VGF. No doubt GF is gorgeous, but it sounds like you are more motivated by proximity than by any one particular resort (short of Poly which doesn't exist yet). In that case I would take that $14,500 and do one of the following things, all of which I think are better in your case than buying VGF direct (assuming that you are not specifically in love with GF, which from reading your post I gathered that you are not).

A) Buy a 160 point resale contract at BLT. Same amount of money, 60% more points and lower maintenance fees per point.

B) Buy a 100 point resale contract for about $9,000. Same amount of points, but you pocket an extra $5,500 which you can put aside in case Poly does happen.

C) Buy a 190 point contract at BWV. Same amount of money, 90% more points, relatively equal maintenance fees per point.

D) Buy a 100 point contract at BWV (these are hard to come by, but they do exist) for about $8,000. Pocket the extra $6,500 and put it towards the Poly when it comes out.

E) Buy a 180 point contract at BC. Same amount of money, 80% more points, relatively equal maintenance fees per point.

F) Buy a 100 point contract at BC for $8,000. Same amount of points and you pocket $6,500 to be used for a Poly DVC purchase.

G) If you are against buying resale for some reason (in my opinion there really aren't too many good reasons not to buy resale) then buying VGF direct is better than buying direct at any of the other three resorts. Comparatively speaking it has the best value. With the other three resorts you will instantly see a 30-50% drop in the cash value of your purchase. VGF at this price should theoretically hold its value better.

All of these options (except the last one) have one thing in common...you are taking advantage of the incredible savings that are available by buying resale. Since you're not in love with GF, why buy there? Buy a contract at a resort that is close to the parks and when your true love does become available, buy direct there (because direct will be your only option).

I know you're probably afraid of hurting your salesperson's feelings, given that you already "committed", but don't worry. He's used to it. You have to do what's best for you. Good luck. :)
 
ELMC, totally agree with your thoughts on this. What if OP bought at Epcot Resort & MK resort- BC or BW & BLT? When Poly comes around, they could sell one of the contracts via resale. I have only been watching the resale market in the last few months & don't have much experience in resale market ROI. Do you think OP would get all or most of their $$$ back selling contract at later time while enjoying the extra points now?

This is a good suggestion, and it's actually what I did when we bought resale (we own at BWV and BLT). But it's also a bit aggressive, and I got the sense that the OP was trying to be a little conservative. That's why I suggested choosing one of the three.

I've been tracking resale prices for roughly the past 18 months and I have to say that generally speaking, they are currently at their highest point during that period for BLT and BC and absolutely for BWV. It's hard to predict where prices are going, but I think it is fairly safe to say that within the next three years the prices will be within 15-20% of where they are now. This is why I advocate getting the absolute best deal possible when buying resale, because it gives you the most options. But I don't think you can go wrong buying BLT, BC or BWV resale right now, provided you get a reasonable deal. Compared to direct pricing, it is a virtual no brainer. That being said, I would suggest that they buy a contract that they plan on keeping for the long term, and then adding Poly when/if it becomes available.

My biggest concern regarding the OP is that she somehow feels obligated to the salesperson, given that she has made a "commitment" to buy on June 19. While it shows a certain level of kindness and understanding, which is admirable, she really needs to do what is best for herself, and not worry about her salesperson's feelings, assuming he has any. (That's a joke). ;)
