Thanks for posting this. Looks like no “fire sale” pricing with a looming recession.

Nothing much going on at the sold out resorts either, sales must be fine I guess.

My personal take has been Disney was ROFR’ing points to meet the massive demand for cash stays. I think that demand has started to subside.

I agree with you - The lack of good promotional pricing indicates they are happy with direct sales levels. We will see how things change once VDH hits the market.

I’m not too convinced VDH will matter too much to WDW direct sales.
The only thing I would try and do is pretty much sell out VGF before PVB2 is live, different resorts but pretty much identical locations, it’s like a 2 minute walk away! If PVB2 is new association then it will have 8 years on VGF and hard to ignore that if prices are similar.

I thought there wan't much VGF2 left? This doesn't seem like a move that's concerned about moving product right this minute.

I wonder if they're trying to get VCF2 sold out before DLT comes online. Perhaps they don't want too many active resorts at one time??

1. They really aren't thrilled with VGF sales.... Dialing their "flagship" monorail resort pricing down to BELOW Riviera pricing is a big step..
2. They may have extra concern about selling out VGF within the next 18 months or so, as they won't want to monorail DVC resorts competing against each other, with the new Poly. On the other hand, no rush to sell out Riviera as it will remain the only "new" Crescent lake DVC for a while.
3. I fully expect at a price lower than RIV, GFV will outsell RIV. But I wonder by how much. If sales of GFV are 50-100% higher than RIV, then that shows a clear buyer preference for GFV at the slightly lower price. If sales of GFV only go 10-30% higher than RIV... that's really a win for the RIV. I wouldn't be surprised either way -- I wouldn't be surprised if RIV sales plummet under a thought process of, "GFV is cheaper AND it's a monorail resort!" -- I wouldn't be surprised if sales remain somewhat close, "GFV may be barely cheaper... but RIV contract is longer and I just kinda prefer the Riviera"

Maybe. But more likely -- They want to sell it out before Poly2 comes online -- Don't want to have 2 monorail resorts competing against each other.

I dont get the big deal here, for all intents and purposes they are basically the same price? The difference total dollar amount is almost immaterial when you are talking about a 30k purchase as a new owner. Its $300 out of 30k+....?

DVC has over 1M VGF points left to sell. At the current pace of <50k per month, it would take nearly 2 years to sell the rest of them.

Amidst all of the pre-sales predictions, I don't think anyone guessed that it would take 2.5 years to sell just 1.7 million VGF points.

I think it's notable only because owner prognostications have long painted VGF as the more desirable of the two locations and DVC's pricing seemed to reflect their agreement. The inference was that VGF deserved to be a higher price and would still sell well under those conditions. That hasn't really proved to be the case.

The spread really was quite significant. For new buyers (which make up most of the sales), the August - October incentives offered $6 off 200 points at VGF vs $19 at Riviera.

If nothing else, it will be interesting to see how Riviera and VGF sell with basically equal footing. And how DVC does with the higher prices. As recently as October 12, you could buy 200 Riviera points for $188 each. That same number will rise to $209 on December 4 and $213 on January 18. Pretty big swing in price.

It's more psychological than anything else. On this board, we are all well informed, understand the 11 month rules, home resort advantages, pros and cons.

But for the impulse buyer on the tour during their WDW vacation.... Told that they can use their points at any resort at 7 months "subject to availability" --- So why not just buy whichever is cheapest? Even if it's only by $1, may as well take the cheaper resort.

It's a LITTLE more nuanced than that, IMO.

Riviera has had multiple factors working in its favor:
- Cheaper price
- Lower point charts (inc Tower Studios)
- Longer contract duration
- Ability to receive 2021 points from developer

By comparison, VGF pros were:
- Lower dues
- Lack of resale restrictions (which frankly I think are the lowest concern of all items on this list to most new buyers)

With this new pricing, DVC has moved "cheaper price" into the VGF column. And soon the 2021 points will be off the board. It will be interesting to follow the results.

In my experience, most Guides are pretty fair regarding the 7 month window. Especially if they've got a buyer who has reached the point of weighing RIV vs VGF. Few Guides would steer them to RIV with some sort of false promise that they'll have "no problem booking VGF at 7 months."
