Vero owners - Concern over dues???

It looks like they are desperate to sell Vero. If I read the other thread right they are basically using 1994 pricing (pre-vero)

Is the concern the higher dues? Do you feel it will keep rising disproportionatly?

Any other comments are welcome

i don't think that VB fees are disproportionaly - when you think about all the services it does alone - I mean BWV, BCV and VWL all share their expensives with a WDW resort - VB is alone.

Also VB is on the ocean - HH is on the island - in a more protected area. Places on the ocean (resorts, hotels, homes) need alot of maintence - salt water is bad on a lot of stuff.

I got rid of my VB not so much the maintence fees (although they were part of it) - but I found that I didn't like the ocean - so I got another timeshare along the Panhandle an area I love. Now if we loved VB and had been going to every year (like I thought when I brought) - then I would not have sold. but the entire family has gone (at different seasons and years) and they agreed - of all the DVC resorts there was less reason to go to VB - but that is my family. When I looked at what I was doing - spending VB points at OKW - that was silly - so VB was sold.

if you are happy with your VB - then I won't worry. I know easy to say hard to do.
 
We bought VB(300 pts) because we plan on going there and getting the Beach Cottage a lot. We also have 300 pts at OKW to have the advantage of on-site DVC at WDW.

In response to the dues question, as you can see below, the difference between OKW and VB for dues is 78 cents per pt. So in our case it is about $235 a yr more(dues) for VB. To me that isn't much of a difference, to have the 11 month window to get the Beach Cottage when ever we want it.

The main point is if you plan on going to VB at least every year or other year, the dues are not that much of a difference.But if you plan on buying at VB to stay at WDW, that is another story and not a very wise decision.

Annual dues for 2003 at each resort are as follows:
Old Key West - $3.49
Hilton Head - $3.69
Beach Club Villas - $3.97
Wilderness Lodge - $4.05
Boardwalk Villas - $4.10
Vero Beach - $4.37

It seems like a lot to me at 25% more than OKW (the resort closest to it in design and function) and that with no transportation costs added in. Unfortunately I expect the spread to widden over the years due to the cost of keeping the restaurants open, the smallish size of the resort, the area it's in and the ocean exposure.
 
We just bought lots of Vero pts. The reasons: 1) I want to reserve the Beach Cottage when I want it 2) I want to go to Dodgers games 3) We love the beach 4) the pool is great 5) the people are friendlier than at WDW and we love to sit on our balcony and watch the ocean and do nothing.

We also own pts at the wdw resorts and love them too, but when we go to Vero we really relax. At Vero we only have two decisions each day, ocean or the pool and where should we eat tonight? I love it there and with the great prices we decided we would guarantee we always have a place there.
 
The difference between OKW and Vero is somewhat higher but not a deal breaker. The difference to the other resorts is even less consequential. We used to hear wailing about why would people pay so much more for BWV dues vs. OKW. Same answer....because they like the resort.

I'm not sure that there is any undue concern about Vero selling out although that is the ultimate goal. It's become obvious that the majority of DVC purchasers are people who come to WDW. They can actually see the resorts at WDW and they purchase DVC to stay at WDW (at least initially). They are not likely to purchase an off-site resort unless they are given some incentive....like a lower price. If DVC had gone in the original direction of having only one or two WDW DVC resorts and multiple offsite options, Vero would probably have sold-out long ago.

1994 (pre Vero) pricing was around $58. If you can get Disney to sell you a contract at that price...GRAB IT AND RUN!

Unless the Vero dues escalate at a higher pecentage than the other DVC resorts, I wouldn't be too concerned over the dues at this time - some resort has to be highest. I think that the property taxes may have a bigger impact at Vero than the other resorts (at least that is deductible).
