VDH Questions for Purchasing

You might get some more replies if you start a new thread. But, my quick opinion is that I wouldn't purchase VDH resale right now. The spread between direct and resale just isn't enough IMO to justify foregoing the ability to use your points elsewhere. With DL FWD, who knows what the future will bring to DLR and DVC there. I'd want any VDH DVC points to be unrestricted. Now, if VDH were going for RIV resale prices? That would be a different story.

For your situation, I'd buy direct. You want 150 points, which offers incentives so that is good. One bedrooms are harder to get at VDH (so I've been told) so if you can't get what you want at VDH, you may need the ability to use them at VGC instead.

For me, I'm planning to just buy 75 points, so there aren't incentives for that. I also only stay in studios, which are plentiful there. I'm not currently purchasing, but I will look at resale VDH.
 
Well I live in California and resale would make sense for me in terms of being able to use it with no issue, however I bought 200 direct because as others have said 48 years is a long time and I think within 48 years almost all of dvc can/will be restricted lol.

My issue with buying 2042s is the expiration date and so im gunna have another issue as a resale buyer during that time anyways even as a non 2042 owner, which is less options so I gotta prepare for that. I hope to hold this for life and I want to be in the club still down the line.

Im all about resale but I am only going to have this 200 direct and 590 resale right now and if I buy more to hit my 1000 goal (I may have something in the works 😇) it will be resale too!

I think they have 150 direct already but im still team direct for them for reasons stated above. Also I looked at resale before and the lowest matching my uy was being offered at $179, pretty much almost the same as punching 150 with MB.
So that can be another obstacle, matching up the uy at a good price with such limited contracts for sale.
 
Don’t know the rental market on VDH. With such a limited DVC resort option out west, would assume renting those resale restricted points would be a whole lot easier than RIV resale points.

DVCRS currently pays $19/point for VDH and $17/point for RIV for reservations booked using home resort priority. Plenty of listings for both. But, they dynamically price what they pay, so that could change based on supply and demand.

Interestingly, they are currently paying $21/point for PVB, which is higher than they will let you request for confirmed reservations. First time I have seen that.
 
Wow, you guys are really amazing. I really appreciate all the quick responses and advice. I also didn’t expect this to be overwhelmingly direct as since I already have the incentives with my direct PVB 150 points. Also with resale with VDH, it would only be to use them at VDH as previously mentioned.

I know others have mentioned about using my VDH and VGC, however, my Saratoga points (sleep around points) would be used for VGC as they were for this trip.

The one thing some of you had mentioned is the fact that with Disneyland Forward - I didn’t even think about prospects of newer DVC resorts in California which would make the VDH direct more valuable.

I believe someone had mentioned that 1 bedrooms are harder at VDH? Is that true? At WDW they are the last rooms to be selected and at VGC they are usually the last ones to go. Just wanted everyone’s opinion.

If I did go rogue and decide to buy resale, what cost per point would make it worth it? As right now there is about a $45 per point difference - $160 for resale and $205 for direct.

$130 or better might get my attention. One bedrooms are very limited in numbers here. The studios only hold 4. With the bonuses already get with a one bedroom, the 5 guests makes it a great pick to book.

This is interesting. Even though there is only 3 of us we always book a 1 bedroom for the extra space. Thanks for this

I think it also is a differentiator from the rest of the hotel stock in the area. the 1BR and 2BR suites/villas or any room that sleeps 5 is not very common amongst the good neighbor hotels and very limited at VGC. One of the reasons we own VDH is we have a family of 5 and need the larger rooms, so we were looking at 2 rooms a lot of other places.

Someone else can answer that better than me, but if you look at dvcfieldguide.com, 1 BRs at VDH are basically gone by 7 months. I believe VDH is built with many more studios in its inventory since DLR tends to be a shorter stay place.

Everyone's price point here will be different. I am the owner of 600 direct RIV points, so you may want to take my opinion with a grain of salt. But, I look at it as VDH has 48 years left on its contract. So, roughly $1 per point per year. Is it worth an extra $150/year to have your points unrestricted? It would be a no brainer for me.

TBH, for me to have considered going resale with my RIV points, I think they would have had to have been less than $100/point. With all incentives, I purchased my direct points for about $180/point. So, I guess I'm at an $80/point spread where I would have considered resale. VDH, of course, is a different animal having much less availability at 7 months, so if you really know you will only use your VDH points there, maybe a $40/point discount is enough? Still, 48 years is a lot of time left on a VDH contract. I just don't think I would want to have those points limited for so small of a discount.

Yes I've read somewhere there's a couple hundred studios but only about 19 1 bedrooms, and even then I am not sure if it's less since not all the units have been declared.
