Yup. Simple enough but took me a while to figure it out as well. We are buying today at the 175 points mark.

$230 VDH starting price
-$21 Current DVC owner discount
-$22 Magical Beginnings rent 1st year points to DVC
———————-
$187 VDH Net Discounted Price Per Point

And for extra gravy I plan to use my Chase Disney Visa and get 2% which by my calculations drops me to about $183 per point. Visa at zero balance so ok to make the charge. Will pay off in full or take advantage of the 6 month free financing I keep hearing about but haven’t used before.

Yes, that's the out of pocket costs, but unlike the WDW usage; the buyback was for 2022. Here is 2023 points, so you won't be able to use until 2024. This is fine for early 2023 folk. If you get August-Dec - You'll won't be staying until August 2024 or later --essentially buying direct a stripped contract.

The one kicker that would make the calculus more interesting is the confirmation of Disney card promo of $1250. The savings calculus for $200 pp remains at about 50% or 25 years to break even.

At 50+ years old; that's a long time to cost neutral; and this becomes more of a purchase for grandchildren inheritance proposition than anything.
 
So not counting closing fees etc. the bottom line numbers for us are:

$40,250 for 175 points at $230/pt
$32,071 discounts DVC, Magic Beginnings, 2% Disney Visa or $183.26/pt
Savings of $8,179.

After the DVC existing owners add on ends this May I doubt we’ll ever see VDH again in the sub $200’s direct. Resale to start perhaps but in 10 years time? Time will tell.

I have a June use year and was told if I add on at VDH, they would make it the same. If I do the Magical Beginning, Would I be able to borrow from the June 2024 use year and still be able to book for say Oct 2023 or Jan 2024? It’s been a while since I’ve borrowed points from the next use year. Thanks in advance!
 
Bought 150 points yesterday at around 3:30pm PST. Phone call with my guide was literally 7 minutes! Still waiting on the paperwork and we don’t see it on our account yet. Our guide did mention it was super busy yesterday. Possibly a large backlog?

Initially yes, more likely in volume 12-18months and settling down of the pricing of the resales.

RIV is a good example to watch.

VDH my guess will settle at 150 near term with west coast buyers premium in play. Perhaps 125, but doubt that. the numbers play at 150 make it viable to VDH discount rates. Even at 150 it's still more expensive than 130 AUL Subsidized -- so resale really needs to make sense against VDH discount hotel rates.

I plan to borrow from 2024 because I wasn’t planning on buying this many points in the first place. So instead of renting it out myself Disney buying the points back make it an easy transaction. I was looking at the plans for Disney Forward and I would like a piece of Disneyland that’s right smack in the middle of that 😅🤣
 
Doing the Magical Beginnings might have made sense for us. However, I’m thinking a March Spring Break trip would be more fun. We could do Knott’s boysenberry festival for the first time. We could also spend a few days in LA to make up for our early departure last summer due to Covid. Son will be a high school senior next year, so it may be some of our last chances for family vacations.

Just spoke with my guide and bought 55 points. I went with my December UY. If I could have done magical beginnings, I might have used my Feb one and sold those points back, but not an option at my point level. Now for the wait for the paperwork. My guide says they are backed up and swamped so I would most likely not get it today.
 
I expected the new tower to have a name that would fit in with Fantasy, Adventure, and Frontier Towers. The Tomorrow Tower sounds a bit naff though so it's curious that the marketing brochure has gone full Disneyland Paris.

I don't think the name will stick, nor is it mentioned anywhere else in the marketing but I thought it fun that someone within DVD also wanted symmetry.
