I am looking for a vacation rental between Universal and Seaworld. So far I started looking through Tripadvisor but I have never rented a property before so I have no idea what I'm doing. Is there any other websites that I should be looking at? Should I find a Property Management company and tell them what I'm looking for and let them see what they have available.

What are the typical payment and cancelation policies on these properties?

Any guidance you can provide would be greatly appreciated. :)

The only rental option in that area is Vista Cay. Orange County isn't zoned for short term rentals that's why you can't find anything. There are some condo/townhouse rentals in the Lake Buena Vista area, mostly timeshare resorts.
Any Vista Cay reviews that I've read have been positive.

I suggest looking at Extra Holidays web site. While they rent exclusively Wyndham resorts they do rent from 1 to 7 nights

Try Homeaway.com or VRBO.com Both are worldwide rental sites and are very trusted with an excellent reputation.

I am looking for a vacation rental between Universal and Seaworld.

I'm curious about your location choice. Universal and SeaWorld are only about 6 or 7 miles apart so the over-all lodging selection in that area is somewhat limited compared with what the general area has to offer. There are a few timeshare resorts in the general area - Westgate Lakes Resort is on Turkey Lake Road, it's about 2 miles miles from SeaWorld/4 or 5 from Universal; Hilton Grand Vacation Club at SeaWorld is across Central Florida Parkway from SeaWorld; Marriott has two timeshare properties that are right around the corner from HGVC/SeaWorld on Westwood Boulevard - Marriott's Cypress Harbour and Marriott's Harbour Lake resorts; Hilton has another timeshare resort on Palm Parkway (the Parc Soleil resort is about 2 miles from SeaWorld, 6 from Universal); a bit further down Palm Parkway in the Lake Buena Vista area near Downtown Disney are the Cypress Pointe Resort, Grande Villas Resort, Blue Tree Resort. Of these, in my opinion, the Marriotts and the Hiltons are the nicest and I like Cypress Pointe, too.

If you widened your search somewhat beyond that rather immediate SeaWorld/Universal stretch then you'd easily find around an additional dozen or so timeshare resort properties to choose from.

For timeshare rentals, I'd suggest going to www.redweek.com or look in the rental classifieds at Timeshare Users Group, http://tug2.com/timesharemarketplace/.
