Used or New DVC Purchase?

You said you saved $13,000....so the other side of that coin is I don’t think it’s fair that someone saved $13,000 and is entitled to the same discounts and perks that I, as a direct buyer, am.

You said you looked at the history of DVC perks. How far back did you go? Buyer incentive when we bought in the late 90’s was a credit for what you paid for your on site lodgings...don’t remember the formula. We also received a beach bag. Oh, and valet parking was a perk. It was a long time before DVC members were able to purchase the dining plan. Just curious, did your research show what year that was, as I honestly don’t remember. It was another long wait before discounts for park passes came along...don't remember what year that was either. Then the discount for the Tables In Wonderland card and then mechandise discounts. Moonlight Magic is something that will return I am sure, as that really sparked the interest of many park goers that would see people like me checking in at a special spot, receiving a special wrist band, then seeing a bunch of people clutching food vouchers and waiting in line at Flame Tree Barbeqye. Top of the World lounge is another story...probably last on their list to open once they have enough employees throughout. And the figment lounge....hope they stays open for 2022.

As far as I can tell, most of these perks I’ve listed were discontinued due to the pandemic. I will say I’m not too happy about the price increase for park admission and the extra cost for Genie and lightening, but that really isn’t something that DVC has control over.

DVC is a timeshare...albeit a different kind of timeshare. One of the very few that has resale value.

I have nothing against resale buyers (I’ve a number of resale contracts and direct)....they clearly save lots of money over buying direct.....but they know the limitations going in. If they don’t, well they didn’t do their homework.

It’s hard to say realistically how the Riviera will sell going forward. As more people visit WDW and as more people are comfortable traveling, I think more will be interested. I will tell you that any resale contract that pops up is gone pretty quickly. Except a couple of small contracts with a stubborn owner.

I guess time will tell if they will drop the resale restriction..... they were going to do the same with Reflections....but I don’t think that is ever going to come off the back burner.

Curious what the rules for GF2 will be like.

To the OP: personally if I was leaning towards a direct purchase, I would go for one of the newer resorts with a later expiration date (depending on your age). Or if you start with a resale (even then I would lean towards a later expiration date), once you become a member you can then buy direct but I believe you can buy a smaller contract....they’ve changed the rules a few times and I don’t know where it stands now). Riviera direct incentive is I think $197pp for 100-125 points (but you would not qualify if not an owner already) and then a little better for 125 points or more. Direct prices for the other newer resorts is higher I believe.

Yeah, I think we're agreeing, If they ever come back, direct might make sense. I'd never want an annual pass so there needs to be some other kind of draw for me. Private park hours are definitely more attractive than an annual pass in my opinion. So without those perks, it's just a timeshare.

There's quite a few RIV resale for sale right now, including ones below 150 at the board sponsor and Fidelity, sitting there for weeks. That doesn't necessarily mean anything about RIV, because there is just so much on the market right now. Definitely a buyer's market right now.
 
Haha, It's like talking to an English Teacher, Here is my resubmitted paragraph for you to pick apart.
if your goal is to stay at RIV once every 10 years or never then the current direct perk of staying there is a very minor perk and everyone should consider that before buying resale or direct. If you changed your mind then you can use whatever cash you have lying around, which most likely would be via a rental/transfer.

Let’s just sum this up. You can not use your DVC membership to stay at RIV or future resorts unless you own qualified points

If that is a goal, then you will have to find alternative ways outside your membership to book a trip to any of those resorts, either as a cash guest or on rented points.

No, not agreeing at all. The “not fair” thing.....it’s a business, not a charity. Would really like to know the dates of when the good perks started since I can’t find that info.

There's quite a few RIV resale for sale right now, including ones below 150 at the board sponsor and Fidelity, sitting there for weeks. That doesn't necessarily mean anything about RIV, because there is just so much on the market right now. Definitely a buyer's market right now.
Yikes, just checked Fidelity. Those are huge contracts...no wonder they’ve been sitting. What were they thinking? We broke ours up into smaller contracts....forward thinking to if we had to sell and/or when we pass on, makes it easier for our kids. The ones on the sponsor site...only been around a few weeks and nothing before September that I saw....and the stubborn one with small contracts...only full price offer will be accepted. So how’s that working out for the seller? Good for them if they get their price, but from what I can see, prices seem to be drifting downward a bit. I’m looking for a smaller contract but not at that price.

Yikes, just checked Fidelity. Those are huge contracts...no wonder they’ve been sitting. What were they thinking?
