We are looking to buy a resale DVC contract. The one we are looking at is a 50 point contract with June use year. Would we close sometime in 2011 since I’m assuming person has a reservation using 2010's points? Of course the ideal scenario would be one that had points that we could use for this years vacation.

As long as they don't have any outstanding reservations, you could close now. You would get DVC perks and be able to make reservations. You would also be able to borrow 2011 points for a stay after June 1, 2010 (assuming there are no 2010 points left). Does it specifically say no 2010 points? They could have borrowed those for a stay last year, it doesn't mean they have a reservation for this year.

Keep looking and check all of the DVC Brokers. Something may come up.

Contact the various resale companies because some of the smaller contracts may not even make it to their website. Tell them what you are looking for and see if they can find that for you.

It sounds like the contract for sale has no 2010 points coming (owner has borrowed them to use for a reservation). Unless the listing specifically says that they want a delayed closing, you would close this year.

But, because the contract might be "stripped", you would pay for owning a contract now for something that won't give you any points until 2011.

Because you can borrow points, once you get in the June 2010 UY (June 1st), you could then borrow those 2011 points into your 2010 UY and use them for reservations.

If it were me, though, I would keep looking and try to find a contract that has points available for immediate use.
