UPDATE: Who has six visits to a house for sale they don't want to pay for??

I'm just curious, I really just am.

I am so miffed. My house is listed at 130K less than current building costs and 105K less than the current assessed value.

Now, these people visited the house when we initially put it up for sale in September (it was for sale 3 weeks), they visited the house FOUR times for SIX hours, and just wouldn't come to an even reasonable sum in their offer.

Well, we just put the house back on the market three weeks ago & guess what, THEY'RE BACK! Apparently this house is the only house they've found that fits their needs. They have now seen it two more times and the only comment is, it's over-priced.... I'm looking around, and it's not over-priced by any stretch.

They initially spent six hours in the house & I have no idea how many hours this week, I'm just annoyed. I'm glad I have a realtor because I won't use the adjectives I used with her (we're friends)

Meanwhile our realtor has another person coming to look at the house that is strongly motivated.

Who knows, maybe this new person will come through and save me from this first family... why are they coming back and still complaining about my price? If they don't like it, find something else they feel is a "good deal"

I'm SO miffed...
 
You have my sympathy (fwiw). Selling a home is so stressful! Hope you sell soon.
 
Some people are morons. When we sold our last house (Which sold in 9 days thank goodness) we had some single guy come and look at it a few times. He had to come in the morning, in the afternoon/evening, at night, on a Saturday.... The last straw was when we got a sheepish phone call from his realtor wanting to know if she could bring him by that day (Sunday) with a few of his buddies so they could throw a football around for awhile to see if the yard was big enough. Thank goodness we were already under contract by that point so I said no.

I can see coming back a few times even, but not to spend that kind of time there, that is unless you are now charging them rent! :laughing:

If you haven't already, I would leave comp sheets out so they (or other lookers) can get a gander of just how well your house stacks up to the competition.

If you do wind up selling to them, then their 'strategy' paid off.
I guess all's fair in love & business.
Personally, I would just feel weird literally hanging out at a house for sale~
Do they have a realtor? Are they pre-approved for a mortgage?

I was wondering, OP, have you asked your Realtor to ask their Realtor what they are truly thinking other than the price is too high....I mean I have bought and sold many many homes in my 30 years with DH and I have never been in a home "for sale" that length of time or that many times, nor when "selling" our last home in 2005, a family did come through 2x times and made the offer the second time...........seems odd the amount of time they are spending there and yet no offer.

Stand your ground, keep firm with the selling price, as you already know it is priced right for your area.
 
My guess is that those people REALLY want the house ... but at a lower cost. They're hoping you're desperate to get rid of it, will give in and come down to their price ... esp. since they keep mentioning the cost. They're prob. hoping that you'll say "Oh, you love the house so much ... it fits you ... we'll take your price ...".
 
Good luck with the new prospect...I hope you sell their dream house from underneath them!

OMG, that sounds like these people!!! They had to walk around the yard with a soccer ball!! I think they've done everything but move their furniture in!!

Daxx, this is EXACTLY what they are hoping, that we will cave to their super ridiculous price! In fact we had agreed to a price verbally in September, but they backed out saying it was too high! Well, our price now is 7 grand higher than the price they said was too high and we are NOT negotiating anything, NOTHING. The price is firm and I won't take a penny off.

I think these people are looking for Squatter's rights & I am so ANGRY that my realtor let them back in the house.... six visits, probably closer to 8 hours of visiting now, what the heck more do they want??

Meandtheguys, thanks, I hope the new prospect somehow pulls through, I just cannot deal with this other family. I will say we have cultural differences & that is what led to the first deal falling through... they had to bring friends, family, everyone they EVER knew.... I would LOVE to sell this house out from under them!

I'm disgusted :sad2: Oh and I think I need some anxiety medication over this :(

Stick firm to your price.
 
If someone else buys the house, you can just thumb your nose at these people, but if you have no other offers, I think a rethinking of your price is in order. This is a business transaction, emotion should not enter into it.

I'm sorry!!! We had a contract on our house and the guy backed out only to turn up 6 months later and low ball us. It made me so irate!!

Staying in your house for that long is weird. I would tell your realtor that you don't want them back in your house until you have a signed contract. Nonsense.

Ugh, similar story to ours then & I do find it weird they've spent this much time in the house. My realtor will continue to let them in since their money is green :sad2:

Momrek6, they are qualified, I believe they had 150K to put down and they were pre-approved for a mortgage above our asking price. The mother is a pharmacist in the town, the father is a comp-sci guy....

This may be a business transaction, but I'm not desperate to sell although perhaps they think I am... I have NO idea, but I am just furious that we went through 3 weeks of back and forth, came to a negotiated price and they backed out after we already came to our lowest price. Home prices will be higher in two years if it doesn't sell now, however there is no similar home, except one that is 300K more than ours, I'm not dropping that price at all. We've already dropped it in an effort to sell it this spring.

Dropping the price probably made you seem desperate to them. I hope someone else comes in with an offer, but if this family is the only one buying and you want to sell, I'd say you have a problem.

Well, when we re-listed 3 weeks ago we did list higher than we'd had it listed for in September for that 3 week timeframe. We had a private firm assess the home for it's worth based on current comp's. So, thus we listed it higher than we initially had in September. We've now lowered it to it's bottom line, which is 7 grand more than our agreed upon price they backed out of.

It's not so much a problem for me, I'm just paying taxes on the house, so not a huge problem, other than having to go back to care for it on a semi-regular basis.

If it's been how many months and they haven't found another house since this one, I think they have the bigger problem than I do... Plus we are starting to get foot traffic for the Spring season, so, I'm hopeful to sell, I just don't want to deal with these people's antics again...
 
There are always going to be a few buyers that think they are extra smart, and have the whole thing figured out. Sometimes it works out for them, often it doesn't. While they're carefully calculating their next lowball offer, someone who really wants the house comes in with something reasonable.

Sounds like they are the kind of people that want everything they want, for nothing. They are probably just trying to get you to come down on the price and "it is priced to high" is there only thing they can say. What a PITA to deal with these people!

I said that, but she said that would be a bad idea, in the off chance they come to their senses and offer a reasonable price. I'm so miffed at them, there's no way I'm going to negotiate for another 3 weeks only to have them back out again.

It turned out to be good we didn't sell in September for a lot of reasons, but now the house is empty as of mid-January, so it would be good if we could sell it.... but, as we all know it's a buyer's market, but I'm not in the mood to sell for less than the cost of my building it, not including the land.
