We have a Park view room ~ silly question but are they all top floor?
No, the top floor (level 10) is Bar Helios. The 9th floor is Club level. If you want a guaranteed highest floor park view, you have to book a "park-view room, Club Level".

Our room was on the 5th floor. This was the view:

It already looked fairly high up. I personally would prefer to be on lower levels.
 

I just looked at Helios pricing for the end of next month and all the 2QB rooms have the same cost under the AP rate. A park view room costs the same as a parking lot view. Strange.
 
I tried searching for the answer but couldn't find it...

Are we able to pick up our Annual Passes at Helios? Or at least at Epic Universe?

We won't be near CityWalk or the other two parks for the first few days of our trip. We would like to use the APs for food and merch discounts at Epic (I read we can use the AP discounts at Epic.

There is a ticket desk in the Helios lobby.
 
Just stayed 5 nights at Helios. I really love the convenience of this hotel for Epic Universe.

For our 1st and 2nd visit to Helios, we stayed in a standard view and a park view room, respectively.

For this trip, I booked a pool view room and this was the view:

I will book a Skyline view for our next trip to complete the View category.

I do not! We stayed during the previews and there was construction so I didn't take pictures. The room had the same skyline view as the pool-view rooms, but if you look down you would see a parking structure instead of the pool.

Found this picture online. The pool views are on the lower right of the pic, whereas the standard views are on the side closest to the parking structure.
