Typical Wait Time for Title Company to Prepare Closing Docs

I heard from my broker today. The seller mailed his docs yesterday, so we should be closing next week! 😊 If it actually closes next week, that will be amazing as today is exactly one month after I made the offer! (Of course, this was my third attempt and the other two were taken, but still happy with the timeline on this one!)

I had two resale contracts within a few weeks of each other pass ROFR last month. My first contract took 20 days to receive closing documents and my second took 5 days. I think it has to do w how quickly disney releases the estoppel, I was not notified on the estoppel for either. I was completely caught off guard the second contract which only took 5 days. And both were the same title company. Hope that helps!
 
So... I'm in a similar position, and I'm pretty sure my seller had multiple contracts listed. He failed to disclose an existing May reservation, so even though I have my closing docs, I found out yesterday we can't close until May. Same title company & agent, so I wonder of you're dealing with the same issue.

Once you get the closing docs from Cammy, that means she has received your estoppel. Once she has all of yours and the sellers signed documents back, she will close for you. She did mine within a day or two of receiving them back
from the seller. I had returned mine first. That date Is usually an estimate. Unless the sellers have a vacation booked and they can’t close until after 5/14? That should have been listed on your dealers site though. If not, you can expect to close within a few days of both sets of documents going back to Cammy. Just a tip, ask her to verify the points on the estoppel against what your contract said. I had a discrepancy once my contract loaded on my DVC Dashboard. It took over a month to work out. If I ever purchase another resale contract, I plan to ask for the verification.
BTW - I asked about the Estoppel and was told by both the broker and title company that it does NOT verify points. The broker told me that the points are confirmed with Disney when the contract is listed for sale. The points are also confirmed by Disney when they approve the sale. The points are confirmed again once the docs are returned. They request a current point activity screenshot from the seller, which they get from Disney on their online account, before the sale closes.
So, it sounds like your situation was definitely not typical. Who was your broker?
 

I am in the same situation with Mason Title. I still do not have my closing documents and it has been 4 weeks.
Passed ROFR on 3/16. My broker (DVC Store) told me estoppel was 3/24.
Closing date on contract is 5/3.

I’d definitely call or email Mason title they are usually very prompt with their reply. Maybe you fell through the cracks.

Totally agree! Mine is with Mason Title and it’s been really quick.
