Went to a timeshare presentation at Hilton. Luckily it was low pressure. But the sales Lady was bashing DVC and said two things I have not heard about.

1. Disney has gotten a ban on all new timeshares within a 55 mile radius of WDW. In other words, current properties, such as the 2 building Hilton Park Solei could build more buildings on their property, but they could not buy an additional site and get permits to build new properties.

2. DVC owners can not use points for the cruise line anymore. I knew that was true if you bought resale, but she said this is now true for all new DVC buyers.

I know that is false. True for new resale buyers, but not for all owners.
 
How would they do the first without running afoul of federal commerce law? That would be illegal about four ways from Sunday. However, orlando is overbuilt for timeshares, has been for years, and I wouldnt expect to see much new development, particularly in this economy.

This is true for World Passport Collection trades into DVC resorts thru RCI and also DVC members won't find nearby timeshares on the exchange list for DVC members either. But, I'm not aware of any such ban on timeshare development initiated by Disney or anyone else and that certainly would have made the Orlando papers. The radius itself sounds a little made-up too.

DVC members who owned resale contracts prior to March, 2011 and all members who purchased direct at any time are still able to use their points for all non-DVC options - like the cruise, Conceirge Collection, Adventurer Collection, etc. Resale buyers since March, 2011 do not have DCL as an option - even for the Member Cruises.

All members currently have access to all DVC Resorts and the World Passport Collection.

As usual, the best way to tell if a timeshare salesman is lying is to watch and see if his/her lips move at all. :)

I'm guessing this is a mis-interpretation of the RCI Exchange restrictions rather than a true building restriction.
 
Disney is a very powerful company and nothing would surprise me. I know that they created their own cities, got the tax laws changed, and they got billboards removed from the roads that DME uses to get guests from the airport to WDW.

DVC sells more timeshares in Orlando than the others do. So even Hilton can't compete with the DVC in WDW.

Think Hilton is still mad about Hilton BC -they tried to get the same benefits for it like they have at Hilton DD - and could not.

Disney can't control property law. that is state only. believe me if Disney got the Florida legislature to make this a bill - we would have heard about it way before now.

never trust a timeshares pitch or their agent - they only make money if they sell you - so anything goes. If you want a Hilton timeshares go look on the resale market - you will save yourself several thousand.
 
The 55 mile thing is: DVC has a ban against trading with another Orlando timeshare via RCI into DVC. Someone who owns a TS within 55 miles of WDW cannot use that TS to trade into DVC via RCI.

The creation of the Reedy Creek Development District and tax law changes happened over 40 years ago when Disney was extremely attractive to the local and state economic development authorities. They were certainly treated favorably at that time.

There are lots of billboards on the DME route. Do you have a link to your source for that claim?
 
In general, nothing a timeshare sales person tells you is true, even when there is a kernel of truth buried in there somewhere.
 
I heard that u could no longer use points for cruises. I always felt they were too overpriced and i could get more for my points with other vacation options.
 
I have a cruise booked for 2013 using my DVC points. And that's banking 2012, using 2013, and borrowing 2014.

Points purchased directly can be used for cruising on DCL. Period. This is subject to change tomorrow, not without a bunch of cain being raised but that doesn't change the fact that it too, could be taken away. So can anything except being able to book a room at your home resort, for that matter.

There are restrictions on some resale points sold after March xx, 2011 that include not being able to use these points for DCL. See the post earlier in the thread.

I didn't even beleive most things my own guide told me ,I did my own research and learned the most by reading these boards and a few others -
then purchased where I wouldn't mind staying -just incase they changed something up down the line -
Its kinda sad but
BUYER BEWARE -always check the facts before such a large decision !
 
Thanks all. We had no intention of buying and I figured these statements were not 100% accurate. Just wanted to know and I knew this is where I could find the most informed people.

DVC has a regional block with RCI for 30 miles, I think it was 45 with II. But it's very inclusive. In effect they block all trades into DVC for those owning an Orlando resort even if that's not what's used to trade. I know it's been variably enforced but I know of several that have had cancelations after a confirmed exchange. Normally these type of blocks do not extend to RCI points but it does with DVC. DVC also does not list resort within that area to exchange out to. The second one as noted is only for new resale purchases but IMO they're doing you a favor. Hilton has a great product but resale is the way to go with them as well. There is no ban on new timeshares or an expansion.
