How come the closing costs have increased from last year ? It seems like the lowest are in the $600 dollar range.. I recall last year around the same time these started at $300 ??

Just because they can , we are Disney fans and are willing to pay the up charge so we can get closer to the mouse .
We closed on a small 50 pt add-on earlier this year through the TSS. I think closing costs were about $300. I know that back then, closing costs were dependent on the size of the contract...the smaller the contract, the less the closing costs.

Not the OP but I had noticed the same thing-we closed on our contract (not with TSS) back in early 2015. At the time the closing costs were $405 for a small BWV contract (and TSS closing costs were under $400 based on other contracts we considered). I saw a similar BWV contract listed with TSS the other day but with estimated closing costs of $630-so that's a 50-70% increase in closing cost fees in the past year and a half since we bought our contract.
There's no way to know without seeing the breakdown. Some of the title companies ('first american') seem to gouge a little more than others. THAT is where the difference would come in. The only gouge Disney inserted recently was the $150 estoppel fee to the seller.
