Treehouse Villas at 7 months out

Hey guys,

How hard is it to get a treehouse villas at SSR at 7 months out? Trying to see where I want my home resort to be and if those always seem to be available at 7 months it opens up some options for me.

Right now the verdict is still out. This year and before, Treehouses were usually difficult to impossible to get at 7 months out most times of year. What we do not know yet is the experience for next year when things change significantly. Beginning January 1, 2013, the points required for a Treehouse will be about 15% more all year long than what is currently required. The impact of that on actual reservations of Treehouses is not yet in but what I have seen at the 7 month window so far (for Jan through half of March 2013) is that Treehouses look like they are going to be available more often at 7 months out than before. First couple of weeks of Jan were difficult because you still had holiday time and Marathon weekend (which is a high DVC demand time) but for mid-Jan to mid-March, they were open at 7 months out for most weeks except time around Presidents' Day. In any event, if your desire is to stay at treehouses more often than elsewhere, or if you want them during last three months of the year, which is DVC's highest demand quarter, it would likely be wise to own at SSR.

Not sure about most of the time, but we have our first Treehouse Villa trip next month that we reserved at exactly 6 months out.

We were surprised that there was choice of availability in that time frame, and I suspect next year with the point increase for them, it may become a bit easier to snag one at the 7 month mark. Hope this helps..
 
Two years ago when I tried to book a tree house in early June, at seven months, had no luck in finding any availability. I would think summer months (school out) would be really difficult.

Don't know about other times of year, but a review of past availability thread may shed some light on your chances.

That experience is not unusual for that time of year. September is the lowest DVC demand time of the year. At 7 months out this year for anytime in Sep except last couple days, and even two weeks past seven months out, you could actually still get BWV boardwalk and standard view and AKV value, grand villas anywhere except BWV, and anything at VWL, BCV, and BLT except standard view. In fact, the month of October actually filled months before Sep did.

The only thing I differed with the above is that I reserved 6 months prior, not 7 months and even for September that was somewhat unusual to get a Treehouse. Occupancy has been high for THV year round, as it should be for a timeshare.

Anyway, it sure made me celebrate when I got my ressie! Yay! :dancer:
