To Sell or Rent...Need advice

In February, we realized a dream and bought a house near WDW. We are about 30-40 mins from the mouse! We have 300 pts in DVC contracts. DH wants to sell some of the points. I want to keep in case we want to stay on property for a future event or give a room to one of our kids as a "treat". My son is 24 and a castmember and my daughter is 21 in her last year of college. Last year we used points to get our son into a hotel during a bad hurricane. Hubby made a counteroffer to me to rent some of the points. That sounded like a hassle. Any advice from Disboards experts would be really appreciated!!!!!
 
Congratulations. If you do not need to money from the proceeds of selling your contracts, you can always rent enough points to pay for the fees and use the balance of the points as needed (renting is easy using this site or with no hassle David's, a site sponsor). Remember, there are several other non Orlando DVC resorts (we love HHI). It sounds like you have a nice problem to have. Good Luck.
 
Are you currently using all the points? You mention the hotel booking recently but no other use. Prices are high right now so it wouldn't be the worst time to at least downsize if you wouldn't be using all 300 points anymore. I guess it somewhat depends on what you own and the contract sizes and if you foresee consistently using them in the next 3-5 years. Most definitely rent them out if you aren't using them!
 

If all of your points are in the same contract, you must keep or sell all of them. Otherwise, you could consider selling one of your contracts to downsize.

Renting is really easy and convenient. What resorts do you have?

Possibly rent for a few years and see how you feel...
 
Yeah, not sure why renting would be a hassle if you use a reputable service. That's what I would do. You could rent half the points and completely cover your MF, and then use the rest for little staycations.
 
Depending on when you bought and which resort (say SSR resale 3+ years ago) return on renting is almost 10%. Thus if you do not need the cash to invest, you may not get as good a return elsewhere.
 
I would rent and not sell, simply because if you realize later on that selling was a mistake, the cost to reacquire those points is going to be a lot greater than what you initially paid to acquire them.

If you don't owe anything on the contracts then i would hold on to the contracts, use what you can, maybe splurge on a stay in something you never would do ( a cabin at CCV or bungalow at Poly) or just rent what you don't need to cover the cost of the MF - then the contract would cost you next to nothing. My guess is if you rented half the points it would cover the MF with a little extra to spare.

Seeing you just moved to FL in Feb - I would keep the contracts for a few years, rent out if you don't want to use. If you don't want to rent there is the option of just doing a points transfer to another member -- this is less of a hassle. As the seller of the points you would just request payment for the points, once you receive your funds you make the transfer and your hands are wiped clean of the points and any hassle. Renting can come with some strings attached -- you may have to add on the dining plan for the renter. Not a huge deal but something you need to factor in the rental process.

If after a couple of years you are not getting any benefit with owning the contracts then look at downsizing or selling. But give it some time. This move to FL is all very new for you. I could totally see being close to WDW and still wanting to stay onsite for a few trips during the year. Or you could plan a beach trip to Vero or a trip to HI or HHI, so there are other options for using the points.
 
I just spoke to someone yesterday who considered selling years ago, then decided to try renting instead. They've been renting them ever since, and she is now glad she didn't sell.
 
How big is your house? Since you now live soooooo close to WDW, would you be more likely to invite family to visit? Could/would you use those points for them?

Aside from that thought, I'd go with the rent for a few years idea. We own 300 points and I see our trips coming to an end, mostly because it's getting harder to travel. Our kids are on the contract, but they can't afford a trip to disney ever year. I can see us renting out points every few years.
 
A would definitely rent for a few years to see what your needs are.
 
Assuming all of your contracts are paid off I would not rush to sell them. You can rent them to cover the MF while you see what your families needs really are. Renting (through a good company) is no hassle at all. Just sign the form and wait for the check, they take care of all of the details.
