HI All,
We have been a member of DIS for a while now and have done a lot of reading of trip reports and peoples comments. Looked at the Rent\Transfer section and it seems that a lot of people rent their points. What I was wondering is if you were to get a bad or problem renter does it reflect back on you as the renter with DVC.

We have only been DVC members for a couple of years now and would like to explore the possibility of renting out points any suggestions or what to look out for would be helpfull.

i have been renting for 7 years and i have never had a problem the only issue was a guy paying the final payment sent signature required but it all worked out
 

A few wrenches thrown in recently is prepayment of the dining plan. So if the person who is renting the reservation from you wants the dining plan, they really need to pay you in full for the plan prior to you adding to their reservation.

If the non-member who purchases your reservation leaves a bill behind (bad credit card left), you will be responsible for their debt. If they leave a mess behind, you will be responsible for making it right if there is a charge to clean it up or repair the damage.

You don't want to get stuck with a reservation that you cannot use, so most members don't offer any cancellation and no refunds.

1) Yes.
2) Monies owed or damages requiring repaired would be you responsibility.
3) If YOU do not pay, you are suspended.
4) But, as mentioned above, the instances are few.
 
We would never rent out for the sole purpose that...Some people have no home training!!!

We are in the same situation as you right now. We are going back and forth about renting. I think we might try it but I have to admit i am a bit nervous.

LOL, that's kind of my feeling as well. I have seen how some people leave the villas when they vacate, and I'm apalled at how they treat the properties. I would hate to have my name associated with someone like that via rental, so I'm not likely to ever rent to anyone other than people I know well.
 
I just got done with two rentals disposing of 30-some pts I had to use or lose. Things went well.

To be honest - I screwed up and did not create - nor mandate a contract! Very stupid of me - I just did not think about it! Then, when I thought about it I forgot.

Regardless, what I think I did right: I talked at length with both renters. One was a DVC'er, one was a DIS Freak with multiple rentals under his belt. I did not sit and inquisition them, but, I could tell they were good folks based on our conversation.

Both stays were 1 night. I think that helps - I would be more concerned had I rented things out for 5 to 7 days.
 
Most of the time it goes just fine.

A lot of people do "rent" their points but don't do "stranger rentals" - they rent to people they know personally (and can trust - because business arrangements between friends who don't pay are worse than the strangers). I have a list in my phonebook. Its all those people who when we say "we own a timeshare at Disney" say "oh, I'd like to go sometime if you don't use it" - and when they say that I do tell them what the deal would be. "I keep a list, I charge my friends my dues on the points - which would still be a LOT cheaper than a hotel room on property, I can put your name on the list - but I don't anticipate needing it" (and I haven't.)

(If I ever need the list, I'll start with the folks that 1) I can trust to pay me and not trash the room, leave unpaid bills 2) are most likely to have been serious enough when they said something and 3) have had talks about taking the kids to Disney that they haven't pulled the trigger on. I'm somewhat more likely to put the points up at our church fundraising auction though.)
 
I want to post my thoughts as someone who has previously rented points -- my first rental was a 2 bedroom 5 night stay at the Beach Club. Not a cheap accommodation. I can appreciate the warnings provided above about bad renters; however, keep in mind the renter is showing a lot of trust in the DVC member. When I signed the contract, I had to give the member roughly a thousand dollars then eight months later (ninety days before the dates) I had to give them another thousand dollars. What did I get for this money? A reservation number that I had no control over as the DVC member could revoke the reservation at anytime without warning to me and Disney would do nothing to assist me. In addition to the reservation number I had no control over, I had a contract that I would have to travel to a different state to enforce. Traveling out of town and dealing with a court system is taxing... all this to try and recoup two thousand dollars? I will be honest that I was worried until check in as I had no practical recourse against the DVC member if they failed to honor the contract.

Again I share my experience just to tell you what too many demands can look like from the other side of the transaction.

Physical damage, including spilling things on the carpet and not cleaning them up. Leaving the stove top a mess or stuff spilled in the refrigerator.

I know guests left a big mess in the villa we were supposed to check into on New Years Day. They had a big party including lots of bottle spirits and left it all for the housekeepers to clean up.

The units receive a full housekeeping betwwen guests. When folks say trash the room, they mean more than normal usage. They mean physical damage, or leaving the room in poorer condition than would occur with a typical hotel stay.
 
Phew. We rented points, but did not vacuum and clean. Just tidied up.When I first read the thread I thought people meant you were suppost to have it ready for next member.
 
As I renter, I hope members continue to rent un-used points. ;) However, I understand perfectly the concerns owners can have. Renters can ask for references but you can also request references from us.
I consider it a privilege to have someone rent a reservation to me and treat it as I'm renting their home = respect the property.

I have been renting points for 9 years now and have been lucky to have no issues. I will have to look into the prepayment of dining since I believe this is a new change.
 
Doesn't Disney run the credit card when presented for the dining? I am confused as to how an owner would be responsible if the credit card was bad.
