Titling of Deed

Was just told by a reputable source that Disney is no longer allowing new deeds in the name of an LLC. Liked this option for estate planning and privacy purposes. Can someone confirm?

Assuming you are currently a Member, call Member Administration and ask them. I very much doubt that it is true, though.

The DVC FAQs still talk about titling to an LLC with no mention of restrictions, but the FAQs have been wildly out of date before.

Here mostly to say this would cause an issue for existing members adding on if their existing membership is in an LLC. I think this would force the generation of a whole new membership.

Can't confirm but always found it interesting putting into an LLC. I'm not expert in the matter but my understanding is you could just sell the LLC, then the new owner just changes the names of the officers and they could retain blue-card benefits.

I will add they allow trusts so that should solve your problem if LLC’s are no longer allowed.

I have no idea if this is true or not but they might be able to restrict new LLCs except for people adding a deed to an existing membership that has it.

Well, per the POS, LLCs fall under a different set of rules when it comes to whom can use the membership.

So, I could definitely see them deciding to go this route for all future sales, or at the very least, forcing owners who title in LLCs to be held to the contract rules.

It would certainly impact owners who own DVC for commercial reasons and use the LLC as a way around it.

IMO, it would be a move that goes after the right group of owners. So I hope it’s true!

Interesting that it’s coming out now with the meeting just around the corner!

ETA: it would certainly make it easier for DVC to limit the number of LLCs who own.

Trusts, many already do it. It will just cost them a bit more to setup than an LLC

We just added our girls onto the contracts. Of course, our 'kids' are older. It cost a bit under $2K for all 4 contracts but we don't even have to include them in the Will now.

Yes, if the progeny are 'adults' adding them at the initial purchase is the easiest/cheapest. For years the 'kids' kept saying they weren't interested. We mentioned last year that we were going to sell in '28 and suddenly.... We probably could've saved a couple of hundred using an independent title company but we just went with what was easy and used DVC. We all got some swag which at 'retail' pricing probably evened the $ field. We'll still probably stop vacationing in 3 years but they'll have it until they're well into their 60's.

We just made this mistake as well. Didn’t even think about it we were so excited when we bought the Poly direct last December. We have 4 total contracts and it cost us $1,200 to get all 4 re-titled. That includes all the filing fees and postage. I still would have had to do our 1 original resale one, but kick myself for not doing the others in the trust from the get go. Oh well, live and learn.

We did that when we bought RIV. We added them to SSR first..: our only contract in the Aug UY and then added on RiV with them as owners.

Now, we own contracts in our Dec and June UY with just DH and myself.

As time goes on, we will figure out for the kids what they want to do.
