Timing Question - Sell Resale, Buy Direct

I want to sell my resale contract, but I want to buy a direct contract for 50 points at BCV. My guide said they can definitely sell me the 50 points, but if I'm not a member then obviously I'd need to buy the 150 minimum purchase direct, which I don't care to do right now! I really just want the small BCV for now as it fits what I want.

I'm trying to figure out the best timing - how can I do these two things as close together as possible?
- If I sell my current contract, how long is it until Disney will know I sold (and therefore not sell me the smaller contract)? When I did the resale purchase, I was kind of oblivious of what was happening - I put in an offer, they accepted the offer, and I signed the paperwork then they signed the paperwork. Does Disney only find out when you are no longer on the contract?
- How long does a direct purchase take? Like, if I get ahold of my guide and say "ok, green light" how long until I have everything finalized on average? If I signed my paperwork to sell my resale contract, could I still buy direct that same day or would they say I'm not actually a member?

I'm trying to get these two things to happen very close together if I can. Thanks!

If you have a Disney Visa, you can put your purchase in that to give you 6 months of 0% interest which will help you coordinate. That’s what we did so as soon as we had a buyer, we bought RIV.

If it were me, I’d get a contract off to ROFR and then add on the 50 points

With direct, you will have the points the same day and get a contract immediately. It’s an easy process.

You are technically an owner until the sale closes so you can certainly wait longer.

Just be mindful that some sold-out resorts have a waiting list for direct points. I would look into that before selling your contract, because that could impact your timing.
 

This seems risky to me. It's not like they don't know about ROFR. It gets submitted to them. With current DVC management, I wouldn't be surprised at all to see incompetence or just baffling behavior.

Closing out the direct purchase is fast. I'd do that first. There's no way resale won't take at least months with the ROFR and the closing process and then the process to release the funds.

But I don't know why anyone would buy BC direct, as those points should only be used for BC anyway. You don't need direct. And a 50 points direct contract slams you in closing. I'd just rent points or buy resale.
