Third party commercial renters

I did try booking at my home at 11 months out. I even tried walking TWO WHOLE WEEKS in advance. I have never had an issue grabbing a day here or there with my home resort. What's happening nowadays is ridiculous.
Which resort and room type did you try for?

Also walking a reservation means you at least got 1 day at the 11 months window most likely more. When you walk and book 7 nights you are more or less guaranteed to be able to continue the walk until the final dates.

Can you add more clarity about what happened and how many days you booked when walking?

I took it to mean “tried” walking as in, couldn’t walk. That’s what happened to me. By the time I noticed the rooms were being walked in mid November, it was too late. Nothing freed up before the 11 month mark in early December, I had to move my whole trip a week later and piece together what I could. First time ever, and it will be the last one way or another.

Lots of activity jump starts veteran's day and keeps on going from there to 1st week Jan. Some resorts heavier than others for sure.

Yes, definitely a busier time, especially the first two weeks of December for DVC members. Last two weeks of December are busier overall, but less so for DVC. If you sort Redweek by holidays, you will see this third party seller has almost all of the first two week of December listings, Christmas and NYE week listings, spring breaks and President days, Mardi Gras listings, and last minute rentals. Quite a profitable little business they have set up, since even if it’s owners listings and not theirs, they don’t get any more money than the basic 17-19 a point.

When you say “almost all,” do you mean almost all of total DVC room inventory or almost all of the inventory for rent via all companies?

I mean of all the listings on Redweek for Disney properties. That’s an admittedly small chunk of all listings by all rental companies on the internet, and an even smaller chunk of all properties rented overall, which itself is an even smaller chunk of total rooms available to members, but my point is that it’s a pattern of behavior by one particularly egregious company.

I was going to do it but some questions the answers don’t match. It’s not always either or for me.

Like restrictions…I’m indifferent to them so it’s not keep or get rid of it’s, don’t care.
 
This was me for park reservations for AP holders.
Park reservations for AP holders are just annoying at this point and serves very little purpose. Keep them for Easter, Thanksgiving and Christmas if they must, and just dump them for every other time of year. You can always modify day of anyway at all other times of year, it’s just an annoying extra step.

I chose get rid of since if I had an AP I think it would annoy me, but I dont have one and never had scant say for 100% certainty my feelings on it.
 
There is a 4th group, owners that bought enough points to rent out to cover their MF. I'm pretty sure I've seen lots of posts over the years with owners asking/talking about doing this. In most case they end up using half and renting out the other half.
And a 5th group, owners who used to have a large family but are now empty nesters using smaller rooms finding it hard to use all the points they needed 20 years ago
 
The fact that I have never seen a post here or anywhere else where someone says “oops, I went over 20 reservations per year and got a call from Disney” makes me wonder whether they are even enforcing that restriction.

I have posted many times that I received one of these letters back in 2011-2012 after I had bought a large number of contracts with banked points that I needed to rent out.

True - and the smart AP holder makes all days a MK reservation since that is almost always the only park that sells out. You can switch the day before to any other park .

So it is basically a useless feature. Blackout days cover the holidays

What happened? How many reservations did you make in excess of the 20? Did DVC demand proof that you were reserving for family or friends, and did they cancel any reservations?

1.Don't remember how many reservations I had exactly. I had under 20 within the year, but more than 20 in the rolling 12 months. It was then I found out that the 20 limit was per rolling 12 months.

2. I called up DVC said I bought a number of contracts with banked points that I couldn't use, said I wouldn't be doing that again and they were fine with that. Have never heard back from them again even though I do a number of rentals each year I just make sure to never get close to 20 reservations within a rolling 12 months, which is why I never do small 1 or 2 day reservations and have a 100 point minimum.

Thanks for sharing. I think it lends support to the common sense approach many of us think, or at least hope, DVC continues to do when it comes to this topic.
