Hi all,

Seeing all the enthusiasum on this board makes me wonder why I'm posting this but wanting to know if the annual dues go up every year and is there a cap.

Also, how hard is it to reserve a room in advance? Any stories of reserving maybe a month and getting what you wanted?

Thanks,
Tony

Annual dues can go up every year. Cap is 15% annually. They have never gone up that much. Average at any of the resorts has been about 2% per year. Dues are based on actual costs for running the resort, plus taxes, plus a set management percentage. Other than that management percentage which does not change, they cannot build in any profit to the dues.

DVC is better for those who can make ressies well in advance. One month lead time is likely to be difficult though you can get lucky.

Tonyboy,

Advice is to search on this board for hilton head information. You will learn a lot from old posts. There is a positive vibe about this resort.

It seems to have the super parts of being a Disney resort, without the mickey stuff everywhere. I have been told by a DVC CM that this is the best of the DVC resorts. Of course, that is only an opinion. Not mine, as I've never been there.

One thing I know, is that if you want to stay at this resort during the summer on points, it has to be your home resort. The seven month window is not enough for the peak season.

Let us know what you decide. Check out the "Who is your guide" thread for some ideas of who to call. I posted my guide's name there. He was so perfect for us. Met all our needs, and keeps in touch with us.

I have still not closed on my membership, but was aware, from reading the posts here, that MS could make a reservation for you as long as all the paperwork and money was in DVC's hands. So a few days ago I tried to get reservations for the last week of August. HH is now sold out, at least for 1 BR's or 2 BR's, for the entire summer. I was able to secure reservations for the first week of September, which is just as well for me, as that is my use year. So I would say that if you want to spend time at HH more than at WDW, then make it your home resort. The small size of the resort makes it very difficult to get reservations otherwise. BTW, we really love it and I am sure you will too! Good luck.

HH is a great resort. In fact we are leaving tonight for a week in the "Low Country".

If you want to stay during the busy 3 summer months you will usually need the 11 month window to get exactly what you want. If you want to visit in Dec, Jan, Feb you can probably make a ressie 1 to 2 weeks out. The other months fill up some where in between.

we just bought HH in feb. and we missed that window for our june vacation dates for HH. ms worked with us to get us in at VB. we can't wait to go.
