thinking of buying resale - have a question

I am not 100% sure how this works

There is a resale okw contract that has caught my attention. My initial goal for any purchase is to be able to get and afford point wise a Grand Villa for 1st week of December. If I am reading the points chart correctly it's 356points for the week.

This is the resale information:

2 banked points currently available that need to be used by 4/1/09 and 400 points coming on 4/1/09 (230 +170 banked from 2008).

If I purchased this and assuming everything passed ROFR and closing by the 11 month window - Feb 1st - will I be have the 356 points to make the reservation? I am not sure how it works since it says 170 are "banked" and 230 aren't technically earned yet. I guess I would have 44 points left over - umm what else could I plan..lol

Those 170 are banked that means they must be used in the '09 UY. Since you also have 200 points in the UY you can combine them and yes, you will have the number needed for the December week. However, the 11 month mark is in January and you won't have contract to book right at the 11 month mark.

so the 09uy starts in April or ends in April?
I would also assume that the chance of getting the Grand Villa will be slim without calling right at the 11 month window, correct?

An April UY begins April 1st.
So, those 2 points that had been banked into the 08 UY must be used before April 1st 2009. The last date for that is the night of March 31, 2009.

I imagine that GV's go right at the 11 month mark, but I won't say that you have no chance of booking one in February for the December date. Waitlist and meanwhile book a 2 bedroom and a studio, you should get that. Which resort are you looking at? Since BWV has the fewest GV's, that would be the hardest to book later.

If the points aren't OKW points, you won't be getting that GV for the first week of December. And you'll need to book it the first week of January for Dec 09.

It is an OKW contract so it would be home resort but the 11 month window wouldn't be reached.. But I actually like the idea of a 2bedroom with a studio for some separation..ummm options
