Thinking of buying in....but a few questions.

I almost have my wife convinced but she has asked a couple good questions I can't seem to find the answer to.

How much do the needed points rise from year to year. In other words if you buy 150 points that get you 2 weeks now, ten years from now will that 150 points only buy a few days a year?

Do you pay property tax or is that included in the yearly dues?

the property tax is included in the annual fees.

the points schedule has only got up once in 1994(?) for oKW only.
 
The needed points don't rise from year to year. The total points for a year are fixed. DVC can adjust the points required for a specific day, or week, but has to make some corresponding adjustment elsewhere in the year so the total points for the year don't change.

As an example, if a Boardwalk preferred studio were to cost 1800 points for one 52 week year, they do that by charging more points in "peak" season and fewer in the "off" season. Because the Easter holiday moves within a four week window, they may adjust the points for Easter week from year to year, but have to make an equivilent offset elsewhere.

Taxes are part of the dues, and are stated separately, but paid at the beginning of the year.

Run a search on this site / forum. There should be lots of threads where people have done a good calculation of the costs over the next 40 years. It generally looks like a great deal, unless you have some other investment that will provide good double-digit returns. However, you have to be comfortable with staying at Disney. Also, buy where you plan to stay. Don't buy Vero points, if you expect to make reservations at Wilderness Lodge, because you won't have the 11 month preference that Wilderness Lodge owners have for reservations.

Because the points represent a deeded real estate interest, the total number of points for a given unit for a full year can never change.

Points can be adjusted. For example, once in the history of OKW, the point requirments for the lowest season was raised slightly, and the point requirments for highest season was lowered slightly. Also dates for seasons can be adjusted. But it has to add up.

Again, the total number of points can never change. Or, to put it another way, the points needed for an average week in a given size unit will never change. But the points for a week in a specific season could go up or down.

It's to our interest as DVC members that there's a similar demand for each season. By having lower point requirements for less popular seasons, the demand is spread across the year -- which improves our ability to reserve the dates we want.
