thinking of buying direct for bay lake

Ahh, so it behooves direct buyers to get a December use year. Pay 1mo of maint fee, get the current years points, then another set in December?
 
It really isn't $6K savings on points from retail to resale. Even if one bought stripped resale vs retail it's only roughly $4K difference because you still have to pay most of the fees on 2 yrs worth of points comparing to 400 points. The prorated savings and lower closing aren't that much overall. Plus one should get a better price if buying such a stripped contract. Often one gets at least some of the points and sometimes can find a resale contract that is "loaded" and actually comes with more points compared to a retail contract if there are banked points also. The first issue is whether the purchase makes sense at all then one needs to look at specifics to make a final determination. For a full sized contract for BLT there really isn't a scenario I can think of that makes a retail purchase worthwhile. Remember day 2 you own, both contracts would be worth exactly the same amount if you needed to sell all else equal.
 
I don't understand the $170pp direct from Disney. Has anybody asked what their reasoning is on that? The VGF and VGC are not sold for that much direct, and they are both sold out and in high demand as well, possibly even higher demand. Disney could easily charge $170 for those two but they don't (although I guess I shouldn't be giving them any ideas). I don't think the lower dues are going to be a factor much longer, as their dues are rising faster.

Bay Lake Tower seems to Disney's premier resort. It's in almost every single ad they run.
 

Contacted a resale company recommended by many who have bought additional points. DH and I are almost certain to buy resale and pay 110-115 for 100 BLT vs. 170 to buy direct. We won't use points for disney adventure, collection or concierge so buying resale makes sense to us just for the big fact of saving almost 5K.

Oh that could be true, I hadn't thought of that angle. It would be kind of a natural progression to go ahead and replace the other garden wing wouldn't it.

In addition to pricing it higher than actively selling resorts to give some encouragement towards the new, it's also probably a margin that they feel makes it worthwhile to bother with ROFR.

Mostly because they can. It's not unusual historically for existing resorts to be more than the new resorts in active sales. When everyone was touting buying BLT new because the lower dues would make up the difference, I cautioned that they would likely catch up and that has happened. I suspect they'll still be among the cheaper dues comparatively but not enough to make up the up front purchase difference in all likelihood but it does help, esp for those where BLT was a good fit anyway.
