My wife and I are considering buying into the DVC. Maybe some of you could help us we have a few questions: Do the annual dues go up every year and if so is there a limit to how much the can be raised? Also do the points for staying go up every year and if so is there a limit they can raise them? Thank you for your help.:goodvibes

Yes, about 2-3%-ish. I think the cap is 15% per year.

No, the number of points always stays the same. What can and does change is how the points are allocated among seasons, within seasons, and among the Sun-Thurs and Fri-Sat days.
 
Although the total number of points to book every unit in a resort for the entire year can't change , the amount to book a particular unit at a particular time can change from year to year as they reallocate the point charts to balance member activity, etc. However, if they raise the points in one area it has to be offset by a decrease in another area to keep the resort total the same.

For example, lets say it would take 1,000,000 points to book every unit at VWL for an entire year. That total number can never change. What can change is the number of points to book a Sun-Thurs in a 1BR during Magic Season. They can raise the point cost for a Sun-Thurs stay but would have to lower it somewhere else, say on Fri-Sat to keep the overall total the same. This is what they have done most recently with the new 2011 point charts.

To me, the easiest way to think of points is as representing a percentage of ownership. They can't change the percentage of my ownership. They can, however, change how I can use that percentage of ownership by making adjustments in the point tables...as long as the percentage doesn't change.

Annual member fees do go up every year. In our 12 years of owning OKW points, fees have gone up every year but one when they actually went dow a few cents. That was short lived.

Plus there is always the possibility of a special assessment should there be a problem that is not covered by the annual fees or insurance.
