DW and I are considering buying a resale at BWV. I sent away to DVC for the standard literature and was very disapointed when it finally arrived. It included the video and a very brief brochure.

I was wondering if any one can help me get some more specifics. For example, when are the different "seasons", What are the point requirements during those seasons, how are the annual dues figured, etc.

Sorry for so many questions, but any help would be very appreciated.
 
The dues are figured differently for each Home Resort (to cover the expenses of that particular resort) and you are then charged a yearly amount for each point that you own at that resort. The dues include operating costs, capital expenses and real estate taxes. (You may be able to deduct the tax portion on your income tax.)

By law the dues can never increase more than 15% in one year. However, the dues have remained pretty steady for the last 4-5 years and in fact sometimes decrease a little. Here are the 2000 and 2001 dues for the resorts

OKW 2000 - $3.1623 2001 - $3.1272
BWV 2000 - $4.0213 2001 - $3.83
HH 2000 - $3.2551 2001 - $3.3209
Vero 2000 - $4.0765 2001 - $3.9726
Wilderness (opened 2001) $3.6275

I'm sure someone here can direct you to point charts to give you an idea how that works.

It also includes a link to the <a href="http://www.wdwinfo.com/resort/dvcpoint.shtml">DVC Point Calculator</a> here on this site. You can then plug in some dates and get an idea of the points needed.

If you really want all of the "nitty gritty", call DVC and ask them to send you a copy of the Public Offering Statement (POS).

Although be aware that the POS is not very user friendly, but it is great for insomnia!!;)

Pam, Thanks for the info about the dues. That makes it much clearer.

Doc, I did read throu the FAQ's. I am still wondering about the point charts. Any ideas where I might find a current one?
 
hi: you can click on the link in Doc's post to reach the main wdwinfo page. scroll down on the left hand side until you see the disney vacation club heading. there is a link to the points calculator there. the lowest point season is adventure and runs from 1/1-1/31, 9/1-9/30, and 12/1-12/14/01. the next is choice and runs from 10/1-11/20,11/24-11-30, and 12/15-12/23/01. dream season is 2/1-2/15, 5/1-6/10, and 8/16-8/31/01. magic is 2/16-4/7,4/22-4/30, 6/11-8/15, and 11/21-11/23. premier runs 4/8-4/21 and 12/24-12/31. the seasons remain basically the same from year to year just check out the date differences for easter. hope this helped.
 
If you will notice, the sponsor of this DVC board is "The Timeshare Store." I hope I'm not out of line by suggesting this (because I'm sure most of us bought our points directly through Disney), but a family member just bought a point package (resale) from The Timeshare Store and was very satisfied with the transaction and how it was handled! I can highly recommend and you also save yourself some money!!! Whatever, just do it...you won't be disappointed!
 
Thanks again to everyone. Another question...

We are considering purchasing a resale at BWV from a friend and her husband. Anything we should be aware of, or should watch out for? Does Disney have any particular rules regarding resales?
 
hi: disney does have the right of first refusal (don't know if i remembered this term correctly). they may buy the contract back before they will allow it to be sold for under a certain amount per point. someone will be able to correct this if i'm wrong, but i think anything over $62 per point was okay with disney.
