Thinking About Becoming a Member..skeptical

Is reselling, say after five years or so, guaranteed or can I be at a total loss? What is the avg selling rate (minus fees ect.)?
Obviously no resale value is guaranteed, five years out or any other time duration out. Nothing is guaranteed as far as future market value.

If I were pretty sure I was going to sell 5 years or so after purchase, I would not buy ANY timeshare.

With DVC I would not expect you to have a TOTAL loss, but you would almost certainly have some loss, because the normal timeshare real estate commission is 10-12%. If you look at the resale prices of SSR, I think many people are now selling SSR for less than they paid for it...PLUS paying a 10-12% sales commission.

If I was only going to use DVC for five years, I would not buy. I would rent points for the next five years, avoid the large capital outlay, and still save significant money.
 
We love DVC.
We just recently joined, but we are about 7 hours drive from WDW so that helps.

One of these days we will have to go to Disneyland when that one opens.

If you like to vacation, its a great thing! It is probably the most cost effective way to vacation at Disney. It was designed originally for families that vacation there once per year. but its flexibility hes allowed people to purchase a number of points that best suits them. For instance my first purchase was 200 points that was enough for 2-3 weeks per year, depending on when you go. Then I added 150 more points because we just love to go to disney that much!

I would agree with Jim on this one.

If you're looking at holding for only 5 years...I think I'd avoid the initial cash outlay (or financing) all together.

SSR is a prime example: The contracts being sold, resale, now are lilkely for less than the initial owners paid (there have been some "specials", one friends and family deal I can remember, for example, that might make for some excpetions)...and they're shelling out for comission. Now, granted, they got to USE the timeshare for 5 years to cover their vacation costs, so I'm not sure how much (if anything) they're actually out of pocket "loss" would be. But they're still not recovering their initial investment cost AND, if they financed, they're certainly not making back the interest they've paid over the last 5 years, just on the sale, tilting the scale even further out of their favor.

If you were paying cash, and planning on using for 7 to 10 years (the longer into that time frame, the better IMHO), I think then you're looking much better...especially if you're looking at AKV, SSR, or GCV points (since those have the longest time frame left before expiration). But 5 years seems like much too short a time, to me.

You are actually in a unique position, because AKV's 1bd units (all but the values anyway) in Kidani will sleep 5 adults now. You will still get a full kitchen and 2 bathrooms!! A week in July will cost 225 points in a standard 1bd, or 268 for a Savannah view 1bd.

I think its official that you can have 5 people in a 1 bedroom at all of the DVC resorts now, but that Disney will not provide any extra bedding, linens, etc. for the 5th person.
 
The villas at the Grand Californian are currently under construction (I saw them working on it while I was there). They are not expected to open until 2011 and I toured the models while at the DVC presentation....beautiful layout of the one-bedroom + studio. That is where i'd like to have my home resort as I'd use it the most.

Is there a thread on how transfers work or can I inquire about that here in this thread?


We were just at DL also. We also don't want to buy until DL can be our home resort. But they told us that they would be open end of 2009. Maybe she just said they would be available to purchase end of 2009. Does that mean they wouldn't be ready to stay in for a year after we purchase it?
 
Here is the way I look at it:

1. If you plan to go to Walt Disney World for many years to come, and you can afford the money, you should strongly consider this club.

2. If you plan to visit WDW only a few times, or not that much in the future, you may want to reconsider.

3. Yes, this is basically Disney's version of "timeshare", but in my opinion, it is very nicely done.

How does the DVC option differ from a standard Time Share? IfI were to have a regular Time SHare elsewhere, how does that transpire to staying at WDW for a week?? I am curious o know if anyone out there has a timeshare other than a DVC and how it works as Disney?
