There is no way to trade home resorts correct?

I just wanted to see if there was away to trade home resorts...I assume not other then selling my points and buying into another...I love SSR but don't see the advantage of owning there vs Beach Club or BLT
 
No, you own a real estate interest in your home resort. No changing it without selling and re-buying somewhere else.
 
There is no way of trading.. just sell your points through a timeshare broker and buy points at a resort that you want..
You can always wait till the 7 month window and try to book at the resort you want to stay at.
 
That is what I figured...I really like the October time frame and think it may be hard to book BCV or BWV at 7 months...Any experience?
 

Food and Wine Fest. can make October tough to book BCV & BWV at 7 months.

I went through the same dilemma but I only had a small VWL contract to sell. I bought it resale to become a DVC members so I could add on at BLT in smaller amounts.

I ended up realizing that having two home resorts didn't allow me to do what I wanted in terms of booking my whole trip at 11 month without having to do a split stay or borrowing from the next year. So, I sold it two months after I bought it. Took a loss but because it was only 50 points, it wasn't that big.

I rebought the points at BLT and am really happy that I did!
 
My suggestion: Book at your home resort at 11 months. At 7 months waitlist at BCV and/or BWV. Folks' plans change and you have a decent chance of having your waitlist clear.

The advantage of owning at SSR as opposed to Beach Club is a longer contract, lower maintenance fees, and lower cost per point if buying a resale. The advantage to owning SSR over BLT is you can purchase a resale for about half the cost per point. BLT is around $120 a point but you can typically find SSR contracts selling in the $60's. As far as booking a Food and Wine Festival trip at Beach Club or Boardwalk during the 7 month window, I always go the very end of September and beginning of October and have no problems with availability if I call the first day of the 7 month window. It seems like the DVC resorts start filling up the 2nd week of October and continues for about a month.
 
I hear ya on all fronts...But I can book SSR whenever I want...would be nice to know that I don't need to call at the 7 month mark at 9:00 in order to hopefully get the room/week I want at BCV...I will try at 7 month mark to see but I hear it is tough in October...How is AKV at 7 Months?
 
There is way to "trade" resorts, called a "like kind" real estate transaction but it is rarely done and you are highly unlikely to find parties to do it. You enter into a contract with another owner under which you agree to transfer to him your real estate interest and in return he agrees to transfer to you his. You then go through the usual closing processes and at closing he gets a deed to your property and you get a deed to his. Reasons it is rarely done include because sales are much easier to do and you can seldom ever find two parties who agree that the respective real estate interests have the same value.

Even if you own at BCV or BWV for an October reservation you might still have to be calling at 9:00 am at the 11 month window to guarantee a villa for the length of time desired. There was a recent thread where someone couldn't get a reservation for the date she wanted at the 11 month mark (a December 2010 week). So sometimes it's just luck to get the reservation you want at a popular resort at the most desirable time to stay.

AKV does have more availability at the 7 month window, but like I said it's a gamble that a room will be there when you want it.

December 2010 reservations cannot be made until January 2010. I think you are referring to a report that a BLT owner called for a standard view 2 bedroom villa for an October 2010 reservation and had to waitlist.

Standard view rooms are a small percentage of the rooms available at BLT. Even those may be easier to get once the resort is entirely sold. BLT owners should have NO problem getting a lake view no matter what time of the year they plan to stay if they call at 11 months.

I know of no reports that said a BCV member called at 11 months for October and failed to get a reservation. The dedicated bedrooms with two queen beds in the second bedroom book very quickly at BCV, but it's quite unlikely that an 11 month caller would fail to get one of even those.

IMO, there is usually some space available at 7 months at all DVC resorts for MOST times of the year. That said, there are way more members competing for that space, especially at the smaller resorts, than can be accommodated. There are many waitlists that never come through.

Sometimes you get lucky at 7 months and sometimes you do not. That's why it's important to have the 11 month window if you "need" to stay at a particular resort or view during the more popular times.

I assume you're talking a 1031 tax free exchange. That wouldn't particularly apply in this case because taxes are not the issue but rather two closing and a potential difference in value among resorts. I've actually done this once but a non DVC timeshare for a DVC contract, it went fairly smoothly. I've also investigated it a couple of times for trading one DVC contract for another but we could never get to a neutral point of value. The other issue is you have to submit them each separately for ROFR. IMO it is workable if you can find the right two parties privately. Still, the easier and quicker way to accomplish the same thing is to sell and buy again.

That is true and thus if all else is equal (buy in cost, dues), it makes no sense owning at SSR or OKW unless you need a 3 BR unit. Same for HH and VB for many situations. However, the cost and dues are different and you already own so you're looking at a potential difference of as much as $1000 for two closings plus any sale commissions if you went that direction. Plus with the difference in points $$$ value you could end up with a lot less points. Better to reserve at 11 months and try to change at 7 months using the WL and or do an add on for your desired resort.

I'm an SSR owner, and we have a trip planned for May 2010. Back in June I booked a 2BR at SSR at 11 months to have a room guaranteed for our trip. At 7 months (exactly) I called and switched to a 2BR SV at Kidani without any issues. If you want concierge at AKV that may be another story, and the same may apply for the "value" rooms as well, but think that if you want SV you should have pretty good luck at 7 months.

Nothing's guaranteed, but so far so good.

With all due respect, your experience booking for a May vacation at BCV is not very relevant to someone booking for an October stay. The EPCOT resorts fill much more quickly for October dates than they do for May dates.

Agree - initially thought the OP was just referring to AKV at the 7 month window at any point. But getting BCV/BWV in Oct for F&W at 7 months is a completely different beast.
