I’ve been looking at the 2026 point charts in anticipation of getting my first resale contract.

I noticed that theme park view studios for a week in September are 174/178 points at VGF/PVB so fairly close. BLT however comes in at 136 points so substantially lower.

Is it just the fact that VGF/PVB are generally more desirable than BLT or is the theme park view considered worse here?

I’m not sure about more desirable, I think it’s because the theme-park view room categories at VGF and POLY are both significantly newer than at BLT.

For VGF the only theme-park view rooms are in the new BPK resort studios building and for POLY the only theme-park view rooms are in the new tower.

I can't speak to the actual view itself, but the points chart at BLT overall is just lower than VGF and Poly, basically in all categories. A few things to note though, VGF TP view studios are "resort studios," not your typical deluxe studio - more like a traditional hotel room without the kitchenette (I think they might have the mini fridge now though and not the beverage cooler). And, I am pretty sure some of the standard/resort view studios at BLT actually have views of the MK, they are just on the lower floors of the tower, so not as high up. I've never seen any complaints about the TP views at VGF, but I have seen some at the Poly and BLT - the ones I've seen about Poly are typically because they're on a low floor and the ones I've seen about BLT are that there is a pretty big parking lot that is also part of your TP view. Personally, at the top of my DVC bucket list is a BLT preferred view (prettier view of Bay Lake during the day) and then up to the Top of the World lounge if I want to watch the fireworks at night.

As @MeridaMonkey suggests, it's simply because BLT is older than both Poly and VGF. Basically, as time went on and new DVC resorts came to be, the points charts became more expensive. That's why, as @airjay75 points out, the BLT points chart is overall lower than Poly and VGF. If you compare points charts for OKW, BWV, and then BCV, you'll see the gradual increase.

The only complaints I read about the VGF resort studio theme park views was that some were behind a big pine tree that blocked views of the MK. Reports are that said pine tree has been cut down.

As to actual issues for BLT theme park view, the upper level TP view rooms (7th floor and above) have very good MK (and lake) views. As you get lower, the views become more questionable, e.g., for the 5th floor your main view is of a large parking lot and a monorail track. If you get TP view at BLT, make a request for high floor. Over the years I reserved TP view twice. The first time I got a high floor and view was fantastic. The second time, I got a low floor, considered it a points rip-off, and vowed to never get TP view again at BLT.

But I still like BLT as a whole even though I do not own points there. The other times I have gone, I have reserved "lake" view rooms (now called preferred view), and requested high floor, and have gotten that request when made, probably because most rooms at the resort are higher level preferred view rooms.
