The Worst DVC Contract Ever

I know I will get flamed but any contract at RIV. The resales restrictions are tough to swallow. I know resale cannot stay at RIV either so a bit of a redemption if you have small contracts here.
We bought a little more than 20 years ago direct.... Still have another 30 left we will be in our 80s. Things can change a lot for any number of reasons. While leaving it to my kids is great in theory.... from the financial burden to ? can change that idea.

The worst contract of all is one that is not used.
I've had this thought for a long time until we realized how much we loved staying there, so we bought it resale and got the discount ourselves. At no point is it going to feel like we're being punished being at the Riv.
 
I saw somebody post on Facebook about their 1000 point undivided VDH contract, which seemed potentially a very risky buy if resale ever becomes necessary.

I also saw on dvcrofr.com (on the deeds section) that somebody recently bought 160 points BLT resale for $256 per point, which seemed very high and I still wonder why they would do that.
I wonder if the $256 pp BLT was a private (friend) sale and they were making sure to avoid it being taken in ROFR?
 
Since Hilton Head and Vero Beach DVC properties soured Disney on building timeshares off-property for decades, some of those owners may feel they have some of the worse DVC contracts.
Any VGF contract sold before they announced the BPK expansion.

Can’t wrap my head around that. 🤣
I'll go one further, the cabins and their $12 dues are restricted and that makes it even worse. Those are $49 resale contracts going for $225 direct.
I don't know why I didn't expect it, but I did not expect people to throw entire resorts (+time periods) under the bus 😂

I'd prefer to keep things to specific contracts, to keep the temperature of the chat down.

That was the Week 52 Grand Villa contract. It was insane.
Looking at dvcforless.com and their tracker, I'm guessing the 1224pt AUL contracts there? The links back to original listings are dead, but those are definitely big contracts!

Actually seems like a decent deal, if it is the right contract, at $82/pt and fewer points than the 1288pts it would take to book normally.

They dropped the price several times. Given the contract size, they started at a higher price.

Edit: found it. About $163K asking price for 1417 points. It was a Guaranteed Week 52 New Years Day's Ocean View Grand Villa.

So they started well over $100pp on that bad boy which is insane in resale.

Even with reflections $12 for dues is crazy. (I should be quiet so I jinx myself and my VDH contact)
The blended dues could end up being a lot lower if the total number of points added from reflections significantly outweighs the number of cabin points.

Ohhhh yeah I forgot about the whole trust thing. That’s a whole new level of DVC I haven’t started to try to figure out… yet.
 
There is a Riviera contract on dvcresalemarket.com that is 1102 pts, $190/pt for $209,380 right now. I can't imagine such a huge contract that has the restriction of not being able to use the points anywhere else. There is something messed up about that listing though as it has an odd number of points available for the next several years.

I believe that is a test listing.
