Will Poly2 Be a Part of the Original Polynesian Condo Association?

Looks like lots of options, lots of booking categories... LOTS!
And this is just the first floor with only a small portion being actual villas.

So far I see the following booking categories:
(Top to bottom)

1. 2 Bedroom Lock-off
2. Dedicated 2 bedroom, Accessible
3. Dedicated 1 Bedroom
4. Dedicated 1 Bedroom, Accessible
5. Dedicated Studio
6. Dedicated Studio, Accessible
7. Duo Studio
(then another 2 Bedroom Lock-off)

That's 7 booking categories so far, and that does not include any Grand Villas or different views.
With 3 different views (standard, pool, & theme park), there could be up to 24 different booking categories.

I might be the only one but I’d love a studio/duo lockoff. You have an extra person or two that wants their own private room and bath? Duo lockoff! For those times when privacy matters much more than kitchen and living room.
 
Now the ORIGINAL DVC tower artwork from years ago when the towers were supposed to be built at the same time as the bungalows would have blended well with the current resort.

This is the old picture of proposed Orig DVC Tower. The current rendition offered in Post # 1413 from DVC SEC filing is lagoon-side. Maybe we WILL have a more traditional arrival/ Porte-Cochere setting & roof-top enhancements that blend in better with Poly 1 design after all, but only in front of Tower?

Love this. We would pay a substantial point premium for the ability to get a studio/duo, studio/studio or duo/duo connecting lock off. Just want 4 beds (6 even better) and two bathrooms. For our family, a room is just a place to crash between park hopping and fun around the resort.
 
Seeing it is all rooms sizes, it out my guess of new association back at 95%….

Seeing them reference by that name changes me to 50/50 for new

Current name is Polynession Villas and Bungalows. Labeling this just Polynesian Villas seems to lean same.

Plus to that is I won’t buy.
I'm still at new association but I'm already thinking of hedging my bet and buying a small Poly resale contract at the right price between now and sales announcement.
 

Most wording has been generic enough to apply under different scenarios. Polynesian Villas seems like it could be a placeholder without actually naming the project.

I get the feeling (🤔 lol) they want to reserve the ability for separate asst’n. Just not ready to commit, which makes sense with 3 world shaking events within the last 2 decades of DVC. If they commit to separate/restrictions now and something happens where same asst’n would serve them better, how could they change course? Beside the legalities it would upset those who made buying decisions on that info. Why risk it until necessary. Vague is helping create intrigue.
I think you're spot on with this. I joke that they haven't decided yet but in reality they are just hedging their bets as well by not tipping their hand. Today's announcement about expansion and need to borrow money has me thinking they are going to want a fast cash infusion and it's giving me hope that opening sales will be a blowout. I'm chomping at the bit for this resort!

That would make it impossible for us to resist too!
 
I thought so at first, too, but each of the two 'bays' has a door to the hall, which makes me think separate rooms. Also no washer/dryer that I can find.


Interesting that they list VDH at ~340 keys, that's only after doing a majority of lock-off splitting. So Poly2's ~270 means it's smaller than VDH in terms of room count, even with some/most/all lock-off splitting.

But Poly2 likely has a more diverse arrangement of rooms, especially big villas, so more 'bays' than VDH.
If 270 is including splits, and there’s dedicated 1bds and 2bds like we see in that drawing, then having those dedicated units is part of what’s keeping the “key” count down. Just talking out loud, ~two 2bds each of ~ten floors being dedicated would reduce the “key” count by 20, compared to lockoffs.
 
You mean like CCV owners are unhappy when shut out of studios while BRV studios are still available?
Apples and Oranges. CCV and BRV mix is similar. All of those studios will be gone for NYE, etc.

However, I do think that PVB1 studios last a few days or so into the 11 month booking period (from my experience). I doubt this will be the same if PVB2 is a new association. Thinking about this, it makes me think as a PVB1 owner that it may be beneficial to me for PVB2 to be a separate association as it would be less competition for these rooms in high demand periods (NYE, Christmas, July 4, etc).

Also, I know everyone downs the Bungalows, but times like NYE are definitely used. Not that I'd book one (if I'm spending a bunch of points, I'm going to Aulani...), but if you wanted a bungalow for NYE or 4th of July, etc, you most likely won't get that at 7 months, even with it being a bungalow...
 
If it's the highest of all the point charts that may just be yet another factor in opening sales at a lower price point knowing that people will need to buy a lot more points than usual. My hopium is almost as crazy high as the point chart lol.

(Technically, I suppose, they could do this even in the same association if they called them a new view type, like TPV, similar to what they did with the hotel rooms in VGF2)

If it has a high ratio of premium views, they could plump the points sold there. Then make the small ratio of standard look attractive pointwise. Duos as low as 10/13pts and studios 14/17pts ease the burn of seeing 50pt 1BRs haha.

I think it’s safe to assume they will be higher, especially the ones with views.

Does anyone think there are going to be 14 point studios? Even 17 sounds low to me (as someone who books studios at VGF).

I’d say it would absolutely make sense for Poly tower to have more dedicated larger units and fewer lockoffs, given all the hotel rooms and studios at Poly already, but no idea how that will pan out. This new tower is on a much smaller footprint than Riv so it makes sense there would be fewer rooms. But if there are, say 4,000,000 points, it’ll probably average out higher per room than Riv.

You can’t see the entire Electrical Water Pageant at night at Moorea - or hear the music for the fireworks. You’ll be able to in the new Poly tower. Plus, you’ll be guaranteed not to have your view obstructed by bungalows. So, it definitely should be a new view category.

Wow, Riviera really has 12 GVs? That seems like a lot, given that VGC and VDH only have two each.
