The next DVC resort-what do you want?

I would love to see a resort on the Gulf Coast of Florida or in the Caribbean.
 
We visited the Canadian side of Niagara Falls last January and were surprised by the amount of Disney decorations and lighting displays. I think Disney could build a very successfull resort hotel there, similar to BW- half DVC,half cash. Of course it would need a glass domed pool area to make it a year round resort, but I think it's do-able.

But, I agree with Rich here, it'll never happen. HH & VB left too bad a taste for the number crunchers.

The plot of land on the monorail- the area deemed too swampy- would be ideal for a Uber Deluxe DVC resort, but I think the points totals would be too high. As for the swamp problem, I find it hard to believe that something couldn't be done, probably just to costly.

I posted a thread awhile ago where I theorized that in the future the only resorts Disney will ever build again on property will be DVC units. Huge up-front cash, operational costs cover by dues, virtual 100% occupancy, spending habits of DVC members who spend more because they view their accomodations as "free" and best of all, after X number of years,they can sell it all over again. I think an AKL resort will be built. If the airport-to-Disney rail line is actually built, Disney has said the T&TC will be moved. That opens up land to expand Poly. If PC handles the economy crowd, I expect AS to be razed and another standalone DVC unit to be built there. There is already talk of the GW at CR being replaced with DVC units. The rumor mill is always churning DVC resort rumors. When was the last time a rumor surfaced about a cash resort ?

I want something with a little better chance of happening, OKW sized rooms. EP was supposed to have these. I just can't call it a vacation being crammed into a BWV sized room.

The chances of seeing another DVC resort with rooms the size of OKW is about as good as seeing a DVC resort built on the Moon or Mars.
From the sales history of BWV, BCV, VWL and now SSR, it appears that many people are very happy with the size of the units and consider it a very nice vacation!
As usual it is the same old song with some and the amazing part is how some are allowed to continue to post the same old song over and over and over...

Alot of over grown plants and trees out your window like at OKW.
 
Any chance at all of a DL DVC?

I guess if off-site is not gonna happen, and they won't build near me, and it's WDW only... pencil me in for either the "toaster" or maybe a beefed up DVC version of Fort Wilderness... make those cabins a bit more DVC-ish. DH would probably prefer another coastally themed DVC (like Poly or Carribbean)... he's a water nut, I'm a woodsy.

But hey if we're dreaming -- renovate that apartment area up in the castle! Now there's a Grand Villa worth splurging on!

Actually, they never announced what the room size would be at Eagle Pines. There was conjecture on this board that the rooms might be larger because it would be a standalone DVC resort, like OKW. But there was nothing to back up that theory.

Considering that SRR was designed with BWV-VWL-BCV-sized rooms, it's likely that EP was also designed that way.

I'm a big fan of the spacious OKW 2BR villas too. But, as others have noted, Disney Vacation Development (DVD) doesn't seem to have any problem selling the DVC resorts with more compact rooms.

I don't expect to see any more off-site DVC resorts. At WDW, DVD enjoys a significant marketing advantage, as well as a vast amount of land that Disney already owns.

A few years ago, I wrote an article about a new DVC resort that was announced for a location between Newport Beach and Laguna Beach, California — about a half hour from Disneyland. Despite the opportunity to market that DVC resort to guests at the Disneyland Resort hotels and theme parks, Disney cancelled the resort before construction began. That seemed like a huge mistake to me. A DVC resort near Disneyland and on the west coast makes a lot of sense to me. Perhaps new DVC managment will look at things differently.

I also like the idea of another off site resort, regardless of the negative complaints and poor sales history of HH and Vero and whether or not it is less likely. We really enjoy our Vero vacations and the options of trading out don't provide very good point values. Try to get reservations at HH during the summer or Vero during spring break. Some altenatives to WDW are nice.

Just for dreaming sake, how about the Grand Canyon? Washington DC? New York?

Back to the OP I would like to see(never happen though) one in San Antonio Texas. You have the number 1 water park in USA,Six Flags,RiverWalk,Sea World,etc and decent weather year round.

Another one for the Northeast-near Cape Cod or Hampton beach (New Hampshire), or perhaps even up by Old Orchard Beach. If it was onsite, I'd love one out at the old Discovery Island! What are they using that for anyways?

Back to the OP, I also hope there is someday another DVC resort off of WDW property. I think the Disney draw for the off site resorts has taken longer to catch on but is slowly and steadily growing. The Disney quality of a resort can not be beat no matter where it is located and more and more DVC members are discovering the offsite resorts in addition to those on WDW property. No one knows in which direction the phase II of DVC will take. Who would have ever thought Disney would be the success they are with the DCL???
 
I also would like to see something in the Northeast. Preferably in ski country so that the resort can be utilized all year. Skiing in the Winter and Pocono type resort in the Summer.

My theory on why HH and VB did so poorly is because they are both seasonal resorts. HH is pretty much not utilized much except for the summer. Yes people do go off season but it is not their area of choice during the colder months. VB actually had 2 strikes against it. It is also a somewhat of a seasonal resort as well although more winter than summer plus honestly if people are going to pay to go to Florida then they might as well just go to Orlando.

If Disney opened a resort in the Northeast I would buy points in a minute.
 
Any off-site location has four strikes against it:
  • Disney has to buy land — and prime resort sites are expensive. That's the likely reason why the economics of Disney's Newport Coast Villas didn't work out.
  • The Disney brand has much less value at a typical beach, golf, or ski vacation destination than it does at WDW.
  • Disney is not in a good position to market to visitors who are in the area. Compare this to Marriott, which has timeshare desks in Marriott resorts in places like Palm Desert or Waikiki, just as Disney has DVC desks at WDW resorts and parks.
  • Disney, not being a lodging company, is in a much weaker position to rent out unsold inventory than companies like Marriott, Hyatt, Hilton, or Starwood.
 
Another reason a more northern resort is unlikely may be the imbalance in demand due to the weather. I think HH experiences this now. But hay, we can dream and express our desires here. I would like to see additional variety in destination choices other than WDW. SSR should provide plenty of expansion opportunity. I still would have liked Disney's Newport Coast Villas to work out.

Besides, I do think it is a different world than than the one that shaped those decisions and sales of previus offsite DVC resorts. I do not think people are traveling to other continents as often as they used to, travel especially by car to continental resort destinations may have more demand and appeal than three years or more ago. I know many people who are very reluctant to fly and many more indicating they have no desire to leave the country.

But hey, if you all want to come on up to Vermont, feel free. We have 2 highways, 2 lanes each. We measure things in how long it takes, not how many miles to get there. The closest McDonald's is 15 miles from my house. The closest mall is an hour away, as is the closest airport.

Oh, and by the way, I live in a resort community: skiing in winter, Poconos-like in summer. Our town of 800 year-round residents already has 35,000 hotel rooms. . .and they're building more condos.

Hey, Nick - Sell it to Mayor Ed Garza!! I don't know...with Toyota coming to town we're changing by leaps and bounds. The "Southside" has different connotations now.

Although we we do have several entertainment options - none of them are Disney connected. Maybe Disney could buy out Schlitterbahn, though!!
