Well, we had received good news last week that we had a sales contract on our house. Everything was find until I received a call from our realtor yesterday saying she had someone go the the house (we don't live there -- it's vacant right now. My mother rented it from us for the last 8 years and recently moved out) to get estimates on repairing some "soft wood" (common in Florida).

Well, not only did he tell us the cost for the repairs ($1300), but he said we are infested with termites!!!

We have had a contract with Truly Nolen for the past five years or so, at about $275/year, that was supposed to keep them from coming back. We had a swarm about 5 years ago and they said they got them all and there was no damage and they put traps all around the yard and they monitor them regularly. So, how in the world are we infested with them again!!! And they didn't know it?????

Well, you can be sure we called Truly Nolen and they are supposed to go to the house today to inspect and report back to us. This has to be taken care of before the buyer closes. They will be sure to have a termite inspection before closing and we are furious!

Wow,
Keep us updated! That's what scares me about living here in Fl...the termites...we live in a brick home and they keep telling us oh, these homes are the worst the termites can hide..etc....In Ca. you just had the house tented and that was that! Here you have to have a service and a bond blah, blah, blah!...what a racket!

I hope they come through and repair everything for you free of charge!

We had (have?) termites 3 years ago. Got Terminix out here. Paid them $2500 to install the green traps around the house perimeter. No more swarms for 2 years. Last year we had swarmers again. No bites in 3 years on all those traps. Pay them $300 a year for them to check it a few times and tell us no bites, lol.

I keep paying the $300 each year because even though I'm convinced they are long gone, that $300 a year is an insurance policy. With Terminix if I get any damage at all, they have to pay for it.

If your policy is similar to Terminix, and you have any damage, make them pay for it!

Termites are such a pain. (ours did a little damage to our basement walls, but that's it.) For those that don't know, you really never see the termites. If you see the "swarmers," they just look like little flies and there are hundreds of them on a sunny day and then they are gone. They disappear, lol. Where there are swarmers, there are termites though somewhere.

good luck!

Oh, I'd be fuming!

If a company makes you sign a contract, make sure there is a repair bond for the home's structure. Sentricon is nice, but Termidor is EXCELLENT.
